• Responsible for the preparation and adherence to appropriate contract management plans and reports • Responsible for allocated total facility management services including housekeeping, MEP and building services, security, concierge, and administration, in accordance with contractual requirements, including the preparation of reports as required. • Manage all technical and non-technical (Engineering / Housekeeping functions/ Security/ Administration) direct and subcontracted services, ensuring all services are delivered in a consistent and compliant manner • Ensuring an adequate supply of materials and service for the proper operation of the buildings and enter supply and service contracts in coordination with contracts / Stores and Purchase department. • Routinely inspect all contracted services to ensure performance measures are being maintained.• Lead the operations team in identifying and quantifying risk and opportunity in the contracts. • Train subordinates in all required aspects of the technical and non- technical services. • Actively encourage multi skills staff to increase flexibility and job satisfaction. • Conduct regular Safety inspection at work site. • Report any incidents within the time frame as set in the escalation matrix. • Support central stores in Identifying and Sourcing Spares & Consumables for all equipment’s and maintaining optimum inventory Preparing Breakdown analysis reports and review with Sub-Ordinates. Establish contract specific continuous improvement strategies which promote efficiency, energy reduction and best practices. • Support / execute Champion the implementation and support the use of CAFM on every contract and use it to report proactive and reactive performance.• To manage excellent relationships with clients, our suppliers, and other partners. • Act as a role model for people management processes ensuring they are followed to clarify objectives, actively management performance and develop skills (1-2-1’s, Team Talks and team reviews).• Retention of staff; always challenging levels of resource to improve efficiency and improve profitability. • To set objectives for direct reports and renew bi-monthly. Ensure same approach and mechanisms for all staff within area of responsibility. • Support the development of business wide FM initiatives including contract renewals and cost reduction strategies, contract management plan and customer improvement plan.

Assistant Facilities Manager

<ul><li>Perform ongoing preventive maintenance and repair work on the project: mechanical, electrical, and other installed systems.</li><li>Maintain and operate all HVAC systems and associated equipment, electrical equipment, plumbing systems, building management systems, and building repairs.</li><li>Perform facility inspections and report on conditions affecting operations.</li><li>Respond to emergencies.</li><li>Prepare and submit summary reports of conditions in buildings and recommend actions to be taken.</li><li>Review and understand equipment and methods of operation, BMS system, fire/life safety, and other systems.</li><li>Comply with all safety procedures and requirements.</li><li>§ Providing technical input and review of Standard Operating Procedures</li><li>§ Work in a cross functional environment and interact with team members from various disciplines.</li><li>§ Demonstrated ability to interface with Operations Field staff, Environment Health & Safety, Operations Management, and local regulatory agencies.</li><li>§ Demonstrated ability to simultaneously manage multiple projects of varying complexity.</li><li>Provide technical support to the project on all Facilities Systems</li><li>Own the development, implementation and monitoring of policies, procedures and protocols for the Facilities services (inc. Permit to Work System and Emergency Procedures)</li><li>Plan, coordinate and supervise in house staff, consultants and specialist service contractors on the building services.</li><li>Carry out manual planned and reactive maintenance on all MEP assets and systems within the client’s facility.</li><li>Carrying out risk assessments and develop Method Statements to ensure all operatives and tasks are carried out safely.</li><li>Develop and deliver a training matrix of basic maintenance skills to support the development of Technicians.</li><li>Develop and ensure delivery of regular tool box talks to the technical team.</li><li>Perform other works as directed by their line manager from time to time.</li></ul>
