The Opportunity: Feldman Ruel Property Management is looking for a Lead Maintenance Technician to take charge of maintenance operations at our property in Salem, VA. This is a hands-on leadership role: you will personally execute maintenance tasks, mentor and coordinate a team, oversee vendors, and ensure the property remains safe, functional, and well-maintained. Your work directly supports resident satisfaction and the long-term value of our assets.This role will serve as the primary on-site lead, providing hands-on maintenance, supervising maintenance activities, coordinating vendor work, and ensuring high-quality service delivery for our residents and owners. HVAC experience is preferred, but not required.Responsibilities:<ul><li>Lead and supervise daily maintenance operations at the property.</li><li>Assign and monitor maintenance tasks and work orders.</li><li>Perform general repairs (plumbing, electrical, carpentry, HVAC basics, painting, doors, locks, etc.).</li><li>Conduct routine property inspections and document maintenance needs.</li><li>Create and follow preventative maintenance schedules.</li><li>Coordinate and oversee third-party vendors and contractors.</li><li>Maintain inventory of tools, equipment, and supplies.</li><li>Respond to resident maintenance requests professionally and promptly.</li><li>Handle after-hours emergency maintenance calls as needed.</li><li>Complete basic administrative tasks (time tracking, documentation, reporting).</li><li>Ensure compliance with safety standards, OSHA guidelines, and company policies.</li></ul>Qualification &amp; Skill Requirements:<ul><li>High school diploma or equivalent; technical certification preferred (HVAC, electrical, or plumbing experience strongly valued).</li><li>5+ years of maintenance experience, preferably in residential properties.</li><li>Experience in a lead or supervisory maintenance role is a plus.</li><li>Strong knowledge of building systems: electrical, plumbing, HVAC, carpentry, and general repairs.</li><li>Ability to read and follow maintenance procedures, manuals, and safety protocols.</li><li>Strong leadership, communication, and customer service skills.</li><li>Ability to prioritize work, manage multiple tasks, and coordinate vendors.</li><li>Comfortable using maintenance software, email, and basic computer programs.</li><li>Reliable, punctual, and detail-oriented.</li><li>Valid driver&rsquo;s license (required).</li></ul>Physical Requirements:<ul><li>Able to lift at least 50 pounds repeatedly.</li><li>Able to stand, bend, kneel, climb, and work in physically demanding positions.</li><li>Comfortable working on ladders up to 10 feet.</li><li>Ability to walk long distances and climb multiple flights of stairs.</li><li>Capable of using hand tools and power tools safely and effectively.</li><li>Able to work indoors/outdoors in various weather conditions.</li><li>Willing to work Monday&ndash;Friday with occasional overtime and on-call emergency shifts.</li></ul>Other Requirements:<ul><li>Must have a valid driver's license in good standing, along with bodily injury insurance coverage of at least $100,000, is required for this position.</li><li>Must be able to pass a drug test and complete a satisfactory background check</li></ul>This job description does not describe in detail all duties and responsibilities that go with this job, but simply outlines, in general terms, the duties and work assignments to identify and establish the general level of the job, in relation to other jobs.Schedule:8-hour shiftNights as neededOvertimeWeekends as neededWork Location: In personTiming: 8:00 AM - 5:00 PM Monday through Friday.
