Key Responsibilities:1. Financial Accounting & Reporting
- Record and reconcile daily financial transactions related to property sales, purchases, rentals, and maintenance.
- Prepare monthly, quarterly, and annual financial statements in accordance with accounting standards (GAAP/IFRS).
- Maintain general ledger accounts, adjusting journal entries, and reconciliations.
- Manage accounts payable and receivable for real estate projects.
2. Real Estate Project Accounting
- Track costs and revenues for ongoing real estate projects and developments.
- Monitor project budgets and prepare cost variance reports.
- Coordinate with project and sales teams to ensure accurate financial reporting.
- Manage capitalization and depreciation of assets related to real estate projects.
3. Lease and Property Management Accounting
- Maintain rent rolls, track lease payments, and record tenant deposits.
- Calculate and post common area maintenance (CAM) and service charge allocations.
- Support property managers in tenant billing and collection reconciliation.
4. Compliance & Audit
- Ensure compliance with real estate laws, tax regulations, and accounting principles.
- Prepare schedules and documentation for internal and external audits.
- File VAT/GST, income tax, and property-related taxes as required.
5. Financial Analysis & Support
- Assist management in budgeting, forecasting, and financial planning.
- Analyze property performance, cash flows, and profitability.
- Provide financial data to support investment decisions and feasibility studies.
Qualifications & Requirements:
- Bachelor’s degree in Accounting, Finance, or related field (CPA / CA / CMA preferred).
- 3–7 years of accounting experience, preferably in the real estate or construction industry.
- Strong knowledge of real estate financial processes, project accounting, and taxation.
- Proficiency in accounting software (Excel, Tally).
