Job Purpose:
The Business Analysis Manager is responsible for leading the business analysis function across the company’s portfolio. The role provides strategic insights, performance analysis, and decision support to senior management, ensuring that all commercial, development, and operational decisions are data-driven. This position collaborates closely with the Development, Sales, Leasing, and Finance departments to monitor project performance, evaluate feasibility, and identify areas for efficiency and profitability improvement.
Job Responsibilities:

Track project profitability, cash flow, and ROI to support executive decision-making.

Prepare feasibility studies and financial assessments for new projects or expansions.

Identify trends and variances in sales velocity, pricing, and absorption rates across projects.

Recommend corrective actions or strategic adjustments based on market and performance insights.

Conduct market studies to benchmark pricing, positioning, and tenant mix across comparable developments.

Provide data-backed recommendations on product design, unit mix, and pricing strategies.

Maintain a market intelligence database covering new launches, competitors, and macroeconomic indicators affecting real estate performance.

Support the CEO and executive team with periodic business performance dashboards and management reports.

Assist in preparing business cases, investment papers, and management presentations.

Ensure alignment between actual project performance and the company’s strategic objectives.

Identify areas for operational efficiency, automation, and workflow optimization.

Work with IT and Finance to enhance reporting systems and ensure data integrity across ERP or CRM tools.

Develop standardized analytical templates and tools for consistent performance evaluation.

Act as a trusted advisor to management, translating analytical findings into strategic recommendations.
Job Requirements:

Bachelor’s degree in Business Administration, Economics or Finance (MBA preferred).

8–10 years of experience in business analysis, performance management, or strategic planning preferably within real estate.

Strong understanding of real estate economics, development cycles, and commercial performance indicators.

Advanced proficiency in Excel, Power BI, and data visualization tools.

Excellent communication, presentation, and stakeholder management skills.

Proven experience leading analytical teams and working closely with executive management.
