About the role
We are seeking an experienced attorney to join our Title Services group and focus on commercial real estate and title matters. The ideal candidate will manage complex commercial transactions from title search and commitment, through closing and post-closing policy issuance. Strong skills in title examination, drafting of closing documents and coordination with real estate counsel, lenders, surveyors, municipal offices and registries are required.
Key Responsibilities
- Conduct detailed title research for commercial real estate transactions (including registry of deeds, probate, genealogical research, surveys, review of legal descriptions).
- Review and prepare title commitments, issue title insurance policies, resolve title defects and coordinate with underwriters.
- Review and analyze purchase & sale agreements, loan commitments, leases and other transaction documentation for title and closing implications.
- Collaborate with brokers, lenders, attorneys, and surveyors to gather closing information: tax status, payoff statements, UCC filings, water/sewer information, timber/lease prorations, entity document review, transfer tax/deed preparation.
- Draft closing documents (deeds, transfer tax forms, endorsements, settlement statements) and supervise closings in-person or by mail, including fund collection/disbursement and e-recording of documents.
- Oversee post-closing work: scanning, file organization, issuance of final policies/endorsements for construction loans or other projects.
- Provide legal advice to clients, colleagues and other attorneys on title, recording, land use, survey issues, legal description matters and risk mitigation.
- Support business development through communication with potential clients regarding our services, fees and transaction process.
- Perform other related duties as needed (e.g., travel to registries, town offices; special projects for other law firms or surveyors).
Requirements
- Juris Doctor (J.D.) from an accredited law school.
- Admission to the Maine Bar and in good standing.
- A minimum of 3 years of experience in commercial real estate transactions, title examination or related closing work.
- Strong knowledge of Maine real estate law, title insurance practices, recording/registry systems, legal descriptions, survey review, municipal tax/utility matters.
- Excellent drafting, negotiation, analytical and problem-solving skills.
- Strong verbal and written communication skills; able to interact with clients, brokers, lenders, surveyors, attorneys and municipal offices.
- Highly organized with ability to manage multiple active matters, handle detail-oriented work, and meet deadlines.
- Proficiency in legal/transactional software and Microsoft Office.
- Must demonstrate professionalism, integrity and client-service orientation.
