Company Overview


We are a boutique real estate development company delivering high-quality, design-driven residential projects. With multiple developments in progress, we are seeking a seasoned Project/Construction Director to lead our project delivery and ensure excellence across all construction phases.


Position Summary


The Project & Construction Director will oversee the complete project lifecycle—from planning and design coordination to construction execution and handover. This role will manage all Project Managers, ensure adherence to timelines and budgets, maintain quality standards, and drive smooth communication between internal teams, consultants, and contractors.


Key Responsibilities


  • Leadership & Management: Lead and mentor the Project Management team across all ongoing and upcoming developments.
  • Establish and maintain project execution standards, processes, and reporting structures.
  • Ensure all projects are delivered on time, within budget, and to the required quality.
  • Project Oversight: Oversee multiple construction sites simultaneously, ensuring alignment with the overall development strategy.
  • Review and approve project plans, schedules, procurement strategies, and risk assessments.
  • Conduct regular site visits and progress evaluations.
  • Coordination & Communication: Manage communication with architects, consultants, contractors, authorities, and internal departments.
  • Facilitate coordination between design, procurement, sales, finance, and operations teams.
  • Prepare executive-level progress reports for management and stakeholders.
  • Quality, Compliance & Safety : Ensure construction quality meets company standards and international best practices.
  • Monitor compliance with local regulations, permits, health and safety guidelines, and authority requirements.
  • Implement corrective actions when deviations or risks are identified.
  • Budgeting & Cost Control: Oversee project budgets, cost plans, and value engineering processes.
  • Review contractor claims, variations, and contractual issues.
  • Ensure cost efficiency without compromising quality.
  • Contract & Stakeholder Management : Support tendering, contractor selection, and contract negotiations. Manage the performance of contractors and consultants through agreed KPIs.
  • Resolve disputes, delays, or contractual challenges.


Qualifications & Experience


  • Bachelor’s and Master's in Civil Engineering, Construction Management, or related field.
  • Minimum 15–20 years of relevant experience, with at least 10 years in a senior leadership/project director role.
  • Preferred Certifications: PMP, FIDIC, or RICS
  • Proven track record delivering mid-to-large scale real estate developments.
  • Strong understanding of UAE construction standards, codes, and authorities (e.g., Dubai Municipality, Trakhees, DDA, ADM depending on location).
  • Excellent leadership, communication, negotiation, and decision-making skills.
  • Ability to manage multiple projects simultaneously with a hands-on approach.
