Are you a relationship-builder with a knack for spotting opportunities in real estate and development? Do you thrive on making connections, understanding business needs, and driving growth? Wisconsin's Racine County Economic Development Corporation (RCEDC) is looking for a Corporate Attraction Market Lead to spearhead industrial business attraction efforts that shape the future of our communities.
In this role, you will:
Leverage real estate, sales, and economic development expertise to connect with site selectors, real estate professionals, developers, and business executives considering Racine County.
Drive proactive outreach—from coffee meetings to trade shows—to generate new investment and development projects.
Champion community growth by promoting available properties, coordinating incentive packages with key economic development partners at the State, regional, and municipal levels, and supporting major development initiatives.
Be the go-to expert on real estate trends, property availability, and business recruitment strategies in Racine County.
This is a dynamic position for someone who loves the energy of sales, the strategy of real estate development, and the impact of community building. Your time will be divided as follows: 50% outreach for business attraction (primarily to industrial and business park tenants), 25% project management and documentation, and 25% collaboration with communities on development and redevelopment activities. Specific job duties and time allocation as described below:
1. Proactive Outreach (40% of job duties)
A. Proactively identify and communicate with site selectors and new contacts to generate prospects and future development and business recruitment projects for Racine County.
B. Proactively engage with key existing contacts, including real estate and construction professionals, site selectors, and developers, through regular interaction (coffee, lunch, email, phone, etc.) to generate viable recruitment projects for Racine County.
C. Build strong relationships with partners in municipal, state, and federal government to improve communication and response to clients’ needs and to enhance and expedite services and/or the development of expansions or relocations in Racine County.
D. Maintain the available land and building inventory and seek ways to improve access to updated listings regularly, and provide information as requested while doing business with prospects, developers, real estate brokers, etc.
E. Through a variety of means, direct mail, email, events, seek opportunities to market properties including municipally owned sites to secure new investment and development.
F. Research regional industry clusters (see RCEDC Strategic Plan) to understand these industries to be able to develop targeted communications (with support from marketing) and engage with target businesses to secure recruitment projects for Racine County.
G. Work with the RCEDC marketing team to create materials and collateral that can be shared through outreach efforts.
H. Attend networking and trade events.
2. Responsive (25% of job duties)
A. As the initial point of contact for new investment and development in Racine County, your primary contacts may be real estate professionals, site selectors, and C-suite executives considering locating in Racine County.
B. Meet with businesses and real estate professionals to survey their issues and needs, assist them in determining what resources may be appropriate and include appropriate partner organizations in the effort.
C. Complete Request for Information (RFI) documents from prospects, consultants, state officials and/or others in a timely fashion.
D. Participate in competitive negotiations to secure new business in Racine County.
E. Develop and coordinate incentive packages between prospects and municipalities and present these materials in writing or in a presentation format.
F. Following the completion of a project, provide ongoing follow-up with the business to ensure satisfaction with the location decision and address ongoing issues.
G. Create and maintain project documentation, including but not limited to tracking project details, key contacts and communications, incentive offers, and development agreements in digital files and Salesforce.
3. Planning and Administration (20% of job duties)
A. Work with communities in community development and planning activities that result in new buildings, higher value properties, enhanced community features, and more.
B. Community development activities may include researching and compiling samples and generating RFP or RFQ documents to generate major municipal projects.
C. Participate in urban planning, design, and branding discussions.
D. Work with communities and staff on major development and redevelopment projects, including review of project feasibility. This may include the loan and grant programs and participation in municipal finance discussions in support of capital projects.
E. Assist municipalities and their financial consultants in gathering appropriate information to vet development projects.
F. Assist in the ongoing development of the business development program objectives, identifying appropriate services and tactics to advance the economic development opportunities for Racine County and its municipalities
G. Increase knowledge and understanding of available technical and business resources to best serve the needs of prospects and clients.
H. Develop and maintain efficient and effective tracking documentation capabilities to improve the project management of business clients and prospects.
I. Maintain and update information, databases and sources required to complete RFI documents.
J. Serve as the real estate expert for the BRE team by monitoring real estate availability, pricing, and transactions and trends in Racine County and in communities in Southeast Wisconsin and Northern Illinois and nationally.
4. Community Development and Other Related Tasks (15% of job duties)
A. Lead the scheduling and content creation of the two-community contract monthly meeting materials (Mount Pleasant and Sturtevant) with support of the Deputy Director. Support the development of quarterly communications to contract communities.
B. Attend meetings with communities regularly and as needed.
C. In partnership with the Deputy Director, annually prepare communications about the future contract with the administrator to determine the cost that will be budgeted and what special projects should be included.
D. Participate in other project assignments as directed by the RCEDC Executive Director and Deputy Director.
E. Attend Leadership Council and Staff Meetings.
Job Type: Full-time
Pay: $75,000.00 - $90,000.00 per year
