The Client is a leading real estate developer based in Abu Dhabi, specialising in luxury, sustainable, and innovative mixed-use developments. Its diverse portfolio comprises high-end residential towers, premium commercial spaces, and fully integrated mixed-use communities.

Role Summary

The Director of Facility Management is a senior leadership role responsible for overseeing the complete life-cycle management and operational excellence of the Client's diverse real estate portfolio. The position demands strategic thinking, technical mastery, and executive leadership to ensure sustainability, performance efficiency, and exceptional tenant experience.

Key Responsibilities

Strategic Leadership & Asset Management

  • Develop and execute Facilities and Asset Management strategies aligned with company objectives.
  • Oversee major retrofits, upgrades, and capital improvement projects to enhance property value.
  • Ensure full compliance with UAE HSEQ standards, regulations, and sustainability goals.

Operational Excellence

  • Lead and standardize daily FM operations across luxury residential, commercial, and mixed-use assets.
  • Deploy CMMS systems and predictive maintenance programs for MEP and utilities.
  • Manage vendor contracts, ensuring optimal service delivery and cost efficiency.

Financial Management

  • Prepare and oversee multi-million AED OpEx and CapEx budgets.
  • Analyze cost performance, improve operational efficiency, and increase net operating income (NOI).
  • Ensure transparent management of service charges and sinking funds.

Tenant Experience & Stakeholder Engagement

  • Drive a customer-centric FM culture to maximize satisfaction and Net Promoter Score (NPS).
  • Collaborate with Leasing, Property Management, and Development teams for seamless operations.

Innovation, Technology & Sustainability

  • Lead the integration of smart FM technologies, IoT systems, and Building Management Systems (BMS).
  • Champion sustainability, energy conservation, and green certification initiatives.

Requirements

Qualifications & Experience

  • Education: Bachelor's degree in Engineering or Facilities Management; Master's preferred.
  • Certifications (Preferred): FMP, CFM, or PMP.
  • Experience: Minimum 15 years in Facility Management, including 10 years in a senior leadership position.
  • Proven expertise in managing luxury residential, commercial, and mixed-use developments within the UAE/GCC.
