POSITION TITLE: Maintenance Director (Director of Plant Operations)

REPORTS TO: Administrator FLSA: Nonexempt

POSITION SUMMARY: The Director of Plant Operations assures optimal performance and readiness to meet and exceed standards of excellence and accreditation standards, as well as legal and regulatory requirements. She/he coordinates general maintenance, planning, property preservation, construction and revitalization of all of the whole campus grounds; reports to the CEO and serves on the executive management team; and assists and advises company managers on facilities issues and planning.

POSITION TYPE/EXPECTED HOURS OF WORK: To be determined at the time of hire and reflected in onboarding documentation. Potential position types include (at the company’s discretion): • Full Time (a full-time employee is typically scheduled to work at least 30 hours per week in a regular work assignment.) • Part Time (a part-time employee is typically scheduled to work at least 15 hours per week in a regular work assignment, but less than 30 hours) • Per Diem (a per diem employee does not have a regular schedule or regular work assignment). RESPONSIBILITIES/ACCOUNTABILITIES:

Administrative: 1. Communication with the Administrative Team: 1.1 Communicate consistently with the administration of status, issues, and needs. 1.2 Keeps Administrator and the executive team informed of significant problems that jeopardize the achievement of company goals, and those that are not being addressed adequately at the line of management level. 1.3 Communicates physical plant issues/anomalies to the leadership team on a regular basis; promotes and initiates programs that benefit patients, staff, or the facility; communicates department priorities clearly.

2. Managerial Requirements: 2.1 Manages and coordinates the activities, operations, and staff of Plant Operations and Bio-Med 2 of 6 Revised: February 2025 Job Description – Maintenance Director 2.2 Assures compliance with established Medical Center standards, policies, procedures, statutes, and state and federal regulatory requirements, codes, and related applicable laws. 2.3 Develops appropriate policies and procedures for effective maintenance, operation and preservation of buildings, grounds, and equipment. This includes Disaster Management and HICS forms for Emergency Preparedness binders and annual review management. 2.4 Assures facility is in constant survey, audit or inspection ready for state. Life Safety, boiler, elevator, biomedical, emergency management and all other “Physical Environment” requirements for both documentation and in practice. 2.5 Coordinates with contracts and vendors for capital improvements, major repairs, installations, demolitions, and projects. 2.6 Implements preventative maintenance program; conduct inspections and safety surveys/drills to ensure compliance with local, state, and federal regulatory agencies. 2.7 Coordinates the facility ordering, stocking and monitoring of maintenance supplies, parts and equipment. 2.8 Negotiates and supervises appropriately with the various contractors/vendors for maintenance withing the facility. Leadership: 1. Excellent interpersonal and coaching skills 2. Directs the overall maintenance, troubleshooting, repairs, installations, plumbing, carpentry, HVAC, electrical, boilers, painting, etc.

3. Interacts effectively with all staff within the hospital, vendors, and regulatory agencies.

4. Provides mentorship and training to Plant Operations staff for optimum job performance.

5. Defines and implements goals and objectives for continuous improvement; plans and conducts monthly meetings for training, cross training, and communication.

6. Seeks and/or develops opportunities for professional growth of each employee as part of the annual evaluation process.

7. Supports the organization's strategic business development efforts; demonstrates behavior that reflects favorably on the corporation's public image; complies with a request to speak publicly or make a presentation regarding the services’ participates a requested in the development and implementation of 3 of 6 Revised: February 2025 Job Description – Maintenance Director short-term and long-term goals and objectives; demonstrates an understanding of departments role in hospital’s mission and service delivery plan

SPECIFIC EDUCATIONAL/VOCATIONAL REQUIREMENTS:
1. 3+ years of healthcare plant operations experience including operations, design, and maintenance in all aspects of hospital facilities including electrical, mechanical, plumbing, and HVAC

2. Contract-managed service experience

3. Bachelor’s degree or equivalent in Plant Operations, Healthcare Administration, or equivalent area preferred

4. 3+ years of management experience

5. CHFM, IFMA FMP preferred.

6. OSHA certification preferred.
