Financial Data Analyst

Job Role

The Financial Data Analyst will play a key role in transforming financial and operational data into actionable insights that support project evaluation, construction cost management, and strategic planning. The ideal candidate will have strong analytical skills, advanced financial modeling capabilities, and proven experience in the UAE real estate and construction sectors.

Key Responsibilities:

Financial Analysis & Modeling

• Develop comprehensive financial models for real estate development projects, construction budgets, and investment feasibility studies.
• Conduct IRR, NPV, cash flow, and sensitivity analysis for new and ongoing projects.
• Perform variance analysis for budgets versus actuals across projects and business units.

Data Analytics & Reporting

• Collect, clean, and analyze large datasets from ERP systems, project management platforms, and financial databases.
• Design and maintain dashboards and financial reports using Power BI, Tableau, or similar tools.
• Generate monthly, quarterly, and annual financial performance reports including cost tracking and revenue analysis.

Project & Cost Performance

• Monitor project cost structures, WIP (Work in Progress), contractor invoicing, and procurement expenditures.
• Analyze patterns in construction material pricing and labor costs to support cost forecasting.
• Provide insights on project profitability, budget risk, and cost optimization opportunities.

Market & Industry Insights

• Track UAE real estate and construction market trends including pricing, supply/demand shifts, and regulatory developments.
• Conduct benchmarking studies on construction costs, developer performance, and market pricing strategies.
• Support management with market intelligence reports for strategic planning.

Systems, Compliance & Support

• Maintain data integrity across financial and project management systems.
• Support internal and external audits with accurate documentation and data extracts.
• Improve reporting processes and automate repetitive tasks to enhance efficiency.

Qualifications:

· Bachelor’s degree in Finance, Accounting, Economics, Data Analytics, or a related field.

· Professional certification preferred: CFA, CMA, ACCA, or similar.

· 5–7 years of experience in financial analysis and data analytics within the UAE real estate and/or construction industry.

· Strong understanding of real estate development cycles, construction cost structures, and UAE market practices.

· Experience with ERP systems such as SAP, Oracle, Yardi, or similar.

· Proficiency in data and BI tools (Power BI, Tableau, Qlik) and advanced Excel.
