Job Purpose:


  • Oversee facilities management and ensure contract obligations are met.
  • Consult with technical experts and senior leaders to resolve issues and ensure smooth operations & technical tasks that keep a building running smoothly, such as maintaining mechanical, plumbing & electrical systems as well as civil and infrastructural works.
  • Ensure compliance with health and safety policies, procedures, and legal requirements. Supervise/lead the hard services team at the Site for the Hard FM scope to deliver high-standard services.
  • Responsible for the management of the facilities as per the scope of work/contractual obligations, as well as performing human resource and administrative duties.



Job Responsibilities


  • Meets maintenance operational standards by contributing maintenance information to strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems.
  • Meets maintenance financial standards by providing annual budget information; monitoring expenditures, identifying variances; and implementing corrective actions.
  • Evaluate functionality and reliability of facility systems and associated equipment by conferring with operating departments and identifying problems and requirements.
  • Ensuring that basic facilities, such as MEP, are well-maintained.
  • Developing and implementing strategic plans for the maintenance and operation of hard services to align with overall facility management goals and objectives.
  • Developing and managing the budget for hard services, including forecasting, cost control, and resource allocation to ensure efficient and cost-effective operations.
  • Maintains function and reliability of facility systems and associated equipment by implementing a preventive maintenance program; operating and testing systems and equipment; restoring, repairing, rebuilding, or replacing faulty or inoperative components and parts.
  • Prepare an action plan for there are areas that need improvement, including action plans for addressing these issues in the coming months. Outline specific steps, responsibilities, and timelines for improvement initiatives.
  • Provide excellent service and meet or exceed client expectations and contract objectives.
  • Identify opportunities to improve and expand the scope of services.
  • Leading and managing a team of hard services professionals, including supervisors, technicians, and support staff. This involves setting performance expectations, providing guidance, and fostering a positive working environment.
  • Overseeing and coordinating maintenance and repair projects, from planning and scheduling to execution and completion. This includes managing timelines, resources, and contractors.
  • Implementing and maintaining quality assurance processes to ensure that all maintenance work meets industry standards and the facility's specific requirements.
  • Developing and implementing emergency response plans for hard services to address critical situations promptly and effectively.
  • Manage department budgets according to company policies and guidelines.
  • Management and coordination of 3rd party/subcontractor specialist service providers to ensure that the services are being provided as per the contractual obligations.
  • Review and confirm the specialist's report and follow up on any pending actions.
  • Managing the team of technicians and supervisors to perform required tasks to ensure the assets are maintained properly and as per the O&MM
  • Maintains a safe and healthy work environment by following standards and procedures and complying with legal codes and regulations.
  • Updates job knowledge by participating in educational opportunities and training.
  • Accomplishes maintenance and organization mission by completing related tasks as needed.


Job Requirements


Qualification and Experience


  • Engineering/Diploma in Mechanical/Electrical
  • 5+ years of related experience in TFM and preferably 3+ years overseas.


Skills


  • Ability to collect, analyze, and interpret data related to hard services KPIs.
  • Good interpersonal skills/client-facing communication skills.
  • Skill in creating comprehensive and well-structured reports.
  • Ability to analyze data critically, identify problems, and propose solutions.
  • efficiently manage time to balance ongoing responsibilities with reporting requirements.
  • Ability to lead and manage the hard services team, ensuring data accuracy and completeness.
  • Ability to present findings confidently and answer questions from stakeholders.
  • Skill in determining the underlying causes of performance issues or deviations.
  • Skill in delegating tasks effectively to gather necessary information from various team members.
  • Work collaboratively with other departments and teams to gather relevant information.
  • Ability to assess the cost-effectiveness of maintenance operations.
  • Ability to work independently with minimal supervision and perform multiple tasks.
