Your Responsibilities
Land Sourcing & Pipeline
- Identify acquisition targets through tax maps, parcel data, broker networks, and direct landowner outreach across Spokane County and Northern Idaho
- Build and maintain a pipeline of active leads, prospective sites, and owner relationships
- Cold call, door knock, and follow up persistently — off-market deal flow is the goal
- Network with local brokers, builders, developers, and municipal contacts to stay current on market activity
- Maintain organized deal tracking, critical date logs, and pipeline reports weekly
Due Diligence & Underwriting
- Coordinate the due diligence process on contracted sites — zoning, title, utilities, entitlement feasibility
- Prepare preliminary proformas, deal summaries, and market analyses for management review
- Maintain contract files, maps, site documentation, and inventory reports
- Assist in the entitlement and rezoning process — attend pre-application conferences, planning commission hearings, and meetings with engineers, attorneys, and government officials
Negotiation & Closing Support
- Assist leadership in negotiating LOIs and Purchase and Sale Agreements
- Coordinate with outside legal counsel and title companies through contract and closing
- Participate in weekly acquisition meetings and update leadership on active pipeline
- Update contract status reports weekly and help maintain the company's short- and long-term acquisition plan
Qualifications
Required
- Strong interpersonal and communication skills — this is a relationship-driven role
- Comfortable with cold outreach, prospecting, and self-directed pipeline building
- Basic Excel proficiency; ability to read maps, plats, and real estate contracts
- Ability to travel regularly throughout Spokane, WA and Northern Idaho
Preferred
- Experience in real estate sales, brokerage, land wholesaling, or homebuilding
- Familiarity with Spokane-area zoning, land use, and municipal processes
- Knowledge of entitlements or development review
- Real estate license (not required, but a plus)
- Degree in real estate, business, finance, or a related field
Compensation Base Salary: $40,000 – $50,000 / year DOE Deal Bonuses: Per-transaction bonuses paid at close Total Target: $80,000 – $100,000+ OTE for a strong first year
Your base is your floor. Your bonus is determined by the deals you close. There is no ceiling.
Pay: $53,591.71 - $64,540.56 per year
