Job Overview
We are seeking a dynamic and experienced Lead Maintenance Technician to oversee maintenance operations at a vibrant multi-family apartment complex. In this role, you build and lead a team of skilled technicians and cleaning staff, ensuring the property remains safe, functional, and well-maintained. Your expertise in mechanical, electrical, and facilities management will drive efficient troubleshooting, preventative maintenance, and repairs. Duties
- Lead and supervise a team of maintenance technicians, providing guidance, training, and performance feedback to ensure optimal team productivity.
- Oversee daily maintenance activities including HVAC systems, electrical wiring, plumbing, carpentry, and general repairs.
- Develop and implement preventative maintenance schedules using CMMS (Computerized Maintenance Management System) software to maximize equipment lifespan and operational efficiency.
- Read and interpret schematics, technical manuals, and electrical diagrams to troubleshoot complex mechanical and electrical issues effectively.
- Manage facilities management tasks such as building systems monitoring, safety inspections, and ensuring compliance with local codes and regulations.
- Coordinate with vendors and contractors for specialized repairs or project work while maintaining project timelines and budgets.
- Utilize tools such as ohmmeters for electrical testing and programmable logic controllers (PLCs) for automation troubleshooting when applicable.
- Maintain detailed records of maintenance activities, work orders, inventory levels, and safety inspections to ensure accurate documentation.
- Support emergency response efforts by quickly addressing urgent repairs to minimize downtime or safety hazards.
Requirements
- Proven management experience leading maintenance teams in multi-family with supervising responsibilities.
- Proficiency in electrical systems including high voltage (HV) and low voltage wiring; familiarity with schematics is essential.
- Experience working with CMMS software for work order management and maintenance scheduling.
- Knowledge of HVAC systems installation, repair, and troubleshooting; certification in HVAC is highly desirable.
- Ability to read technical schematics, blueprints, and electrical diagrams accurately.
- Skilled in using testing tools such as ohmmeters for electrical diagnostics; experience with programmable logic controllers (PLCs) is a plus.
- Excellent leadership skills with a focus on project management, team supervision, and effective communication in English and Spanish.
- Strong understanding of facilities management principles including safety protocols, building codes, and regulatory compliance.
- Ability to manage multiple priorities efficiently while maintaining attention to detail in a fast-paced environment. Pay: $58,000.00 - $65,000.00 per year
