Leasing & Resident Services Coordinator

Key Responsibilities

Leasing & Marketing

· Respond promptly to internet leads, phone calls, emails, and walk-in inquiries from prospective residents.

· Follow up with prospects using multiple touch points (call, email, and text) to maximize leasing conversions.

· Welcome prospective residents, assess housing needs, and conduct property tours highlighting community amenities and available units.

· Manage the leasing process including applications, employment and rental verification, credit and background checks, lease preparation, and move-in coordination.

· Execute lease renewal activities by preparing renewal notices, meeting with residents, and ensuring timely completion of lease documentation.

· Generate qualified traffic through marketing initiatives including resident referral programs, internet postings, social media outreach, employer partnerships, and community marketing efforts.

· Conduct outreach to local businesses and employers to promote the community and develop referral partnerships.

Resident Relations

· Promote resident satisfaction and retention by responding promptly and professionally to resident questions, concerns, and service requests.

· Maintain regular communication with residents regarding community updates, policies, and notices.

· Handle resident correspondence including lease violation notices, email communications, and other official documentation.

· Assist with planning and coordinating resident events to foster community engagement and retention.

Property Operations & Maintenance Coordination

· Schedule, monitor, and follow up on maintenance work orders with maintenance staff and vendors.

· Confirm completion of service requests with residents and conduct follow-up calls within 24 hours to ensure satisfaction.

· Coordinate make-ready processes for vacant units and inspect apartments after move-outs for damages or required repairs.

· Inspect apartments prior to move-in to ensure units are ready for occupancy.

· Conduct routine property inspections to ensure safety, cleanliness, and curb appeal standards are maintained.

Financial & Administrative Duties

· Collect rent, fees, and deposits in accordance with company policies.

· Review resident files and ledgers to identify outstanding balances and communicate with residents regarding payment obligations.

· Enforce collection procedures and initiate eviction filings when necessary in compliance with company policies and legal requirements.

· Ensure all required funds, documentation, and lease agreements are completed prior to resident move-in.

· Maintain accurate resident files and documentation in property management systems.

Assist the regional Manager and Marketing Director with any tasks needed.

Pay: $40,000.00 - $45,000.00 per year
