We are seeking an experienced Legal Advisor to strengthen our legal framework and support our growing portfolio of projects.
Position Overview:
The Legal Advisor will oversee and manage all legal activities related to land acquisition, property development, compliance, documentation, and litigation. The ideal candidate must have 10+ years of proven experience in real estate law, including expertise in property due diligence, RERA compliance, contracts, land laws, and regulatory matters.
Key Responsibilities:
1.
Legal Due Diligence & Land Acquisition- Conduct thorough legal due diligence for land purchases, joint development agreements (JDAs), and property-related transactions.
- Verify title deeds, RTC, mutation records, EC, survey maps, and related land documents.
- Identify legal risks, discrepancies, or encumbrances and provide recommendations.

Documentation & Contracts- Draft, review, and negotiate legal documents such as:
– Sale agreements
– Sale deeds
– Power of Attorney
– Development agreements
– Lease agreements
– MOUs and other contractual documents
- Ensure compliance with state-specific real estate laws and regulatory requirements.
3.
Regulatory Compliance- Ensure 100% compliance with RERA, urban development authorities, town planning departments, and other regulatory bodies.
- Handle approvals related to land conversion, layout sanction, building permits, and other statutory requirements.
- Keep the management updated on changes in laws, regulations, and legal procedures.
4.
Litigation Management- Represent the company in property-related disputes, civil matters, and legal hearings.
- Coordinate with external lawyers and track litigation progress.
- Prepare legal notices, replies, and affidavits as required.
5.
Advisory & Risk Management- Provide legal guidance to management on strategic decisions, investments, and project planning.
- Identify potential legal risks and propose proactive solutions.
- Ensure proper maintenance and confidentiality of legal records.
6.
Stakeholder Coordination- Liaise with government authorities, revenue offices, and legal consultants.
- Support sales, projects, and procurement teams with legal clarifications and documentation.
Required Qualifications & Skills:
Education: Bachelor’s degree in Law (LLB); LLM preferred.
Experience: 10+ years of specialized experience in real estate law (mandatory).
- Strong understanding of Karnataka land laws, RERA, stamp duty & registration processes.
- Proven expertise in property due diligence and title verification.
- Excellent drafting, negotiation, and communication skills.
- Ability to work independently, manage multiple cases, and make informed decisions.
- High level of integrity, professionalism, and attention to detail.

- Strong networking skills within local government departments and legal circles.
