The Closer/Escrow Officer or Title Agent performs a number of important tasks of a real estate transaction. Their primary function is researching the title to the property to ensure there are no problems such as undisclosed liens, boundary disputes or errors in public records that could affect future buyer’s transactions. The agent is also responsible for reviewing all the contracts related to the transaction for accuracy and flagging and correcting any issues. This includes all financial information related to the transaction.

DUTIES

Responsibilities

  • Introduction call to buyer/seller and respective agents
  • Review title commitment and title documents, which include tax information sheet, preliminary settlement statement and Closing Protection Letter for Accuracy
  • Forward title package to lender for approval
  • Review survey, payoff and estoppels
  • Review title closing document based on requirements listed on Schedule B1 of the title commitment
  • Schedule Buyer, Seller and agents for closing
  • Prepare final closing figures for cash and loan transactions
  • Collaborate with lenders on final closing figures
  • Review and prepare lender closing package for closing
  • Obtain lender approval for final closing figures
  • Balance with lender
  • Conduct Closing insuring all documents are executed properly and per lender guidelines
  • Work with processor on obtaining funding approval
  • Prepare owners & lender title insurance policies per underwriter guidelines
  • Disburse file in accordance with contract and lender
  • Approve wires in Resware
  • Review documents for recording accuracy
  • Communicate with buyer/seller, agents, and lenders on transactions
  • If closing is a mailaway, communicating with all parties the requirement for a mailaway closing
  • Consulting with underwriters when needed

KNOWLEDGE, SKILLS & ABILITIES REQUIRED

  • State licensure as a title agent
  • Take direction well and work well independently
  • Ability to learn innovative technologies
  • Must be reliable, punctual, independent and capable of following an appointment schedule, passionate, organized, have strong communication skills and detail oriented
  • Stress Management Skills
  • Hands-on experience with office equipment (e.g. fax machines and printers)
  • Professional attitude and appearance
  • Ability to be resourceful and proactive in problem solving
  • Excellent organizational skills
  • Multitasking and time management skills, with ability to prioritize tasks

Pay: $50,000.00 - $65,000.00 per year
