Engineering Director | Maintenance Manager | Job Description
Purpose:
To oversee the maintenance of the community building, grounds, and vehicles, to preserve a safe, clean, and attractive living environment for the residents, and to ensure that the physical plant remains in compliance with all local and state regulatory agency guidelines.
Minimum Eligibility Requirements:

Minimum of 5 years’ experience in facility maintenance is required

Previous experience in a senior living setting preferred

Previous management experience in a related setting also preferred

Basic proficiency in computer skills, including Word and Excel
-
Strong customer service and interpersonal communication skills
-
Proficiency in plumbing, electrical, painting, carpentry, and general repair skills
-
Ability to read, comprehend, write, and speak English to interpret written plans and instructions, and to communicate effectively with residents, families, and other team members

Must meet all health-related requirements pertaining to state licensure
-
Must maintain current CPR/First Aid credentials
-
Must maintain current Food Handlers credentials
-
Must maintain annual Continuing Education Credits

Must have valid state driver’s license, including CDL where required, and clean driving record

Essential Functions:
Maintenance
-
Develops, oversees, and ensures that community adheres to a preventative maintenance schedule for all building systems including HVAC, fire sprinklers and alarms, lighting, plumbing, elevators, roofing, landscaping, kitchen equipment, laundry equipment, and vehicles

Drafts, negotiates, and administers contracts with vendors relating to the above systems and evaluates performance of contractors and assist in development of contracts and specifications

Ensures that department or project goals or milestones are met adhering to approved department or project budgets

Maintains strong working relationships with all vendors relating to above systems
-
Ensures an adequate inventory of maintenance supplies and equipment to ensure efficient operation of all building systems

Develops and oversees Engineering Department budget and ensures projects are completed within budget guidelines

Ensures that work orders for minor repairs and/or maintenance in occupied resident apartments are completed in a timely manner

Determines through subordinate supervisor’s major repair needs of facilities and reports findings and makes recommendations to Executive Director and other members of the management team

Analyzes and recommends the most cost-effective approach to maintenance, repair, and renovation of facilities and provides recommendations to the management team
Safety
-
Develops and oversees Community Safety Program including fire and evacuation drills, disaster planning, emergency systems and workplace safety

Conducts team member training, including maintaining the training records, related to the Safety Program
-
Serves as Chairperson of Community Safety Committee; scheduling and conducting regular meetings, maintaining meeting records, and submitting meeting reports to Executive Director

Ensures compliance with state and federal safety regulations including, but not limited to, Cal/OSHA

Creates and administers inspection program (general cleanliness, safety, hazardous material, facility maintenance, code compliance)
Management
-
Responsible for hiring, training, supervising, and evaluating the performance of the Maintenance Department and Housekeeping teams

Serves as member of Community Management Team and performs other management duties as requested by Executive Director
Housekeeping / Laundry

Oversees the housekeeping function
-
Is responsible for ensuring that all community common areas are maintained in a clean and sanitary manner via daily observation and walk thru including halls, living room, lobby, dining rooms, elevators, public restrooms, activity areas, wellness center and other sitting areas, on a daily basis

Develops QA process to ensure that resident laundry services are done efficiently and effectively and that supplies and laundry rooms are maintained in a neat and clean condition

Assists in hiring, training, evaluating and disciplining community housekeeping / laundry team members as needed
Other

Attends all required team member meetings and in-service training sessions

Starting Salary Range $84,000 - $90,000 per year
