POSITION SUMMARY

Supervises the maintenance of the buildings, grounds, security and mechanical assets of the Community. Responsible for the execution of all housekeeping, laundry and transportation services throughout the community in accordance with established guidelines in community policy and Procedures.


ESSENTIAL DUTIES AND RESPONSIBILITIES

The following duties are normal for this position. This list is not to be construed as

Maintenance

  • Responsible for assisting governmental services during inspections. Must be aware of

all required regulations and ensure that campus is in compliance.

  • Collects, prioritizes, and assigns maintenance service requests in a timely, efficient

    manner.

  • Responsible for the total operation and maintenance of the campus. Supervises the

maintenance of Community buildings to the high standards of construction.

  • Develops the Capital Budget and annual maintenance budgets.

  • Oversees construction, remodeling and maintenance to all Community buildings.

  • Oversees and manages maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.

  • Develop vendor relationships and negotiate contracts for maintenance services when

appropriate. Make recommendations to AL Administrator.

  • Evaluates equipment needs and submits purchase requests to the AL Administrator.

  • Conducts inspections on apartments prior to occupancy.

  • May receive after hours calls for maintenance emergencies.

  • Develops and implements a comprehensive preventative maintenance program and

work order system.

  • Responsible for leading the Safety Committee.


Housekeeping

  • Plans organizes, develops and leads the overall housekeeping/laundry operations in

accordance with federal, state and local laws.

  • Maintains equipment and supplies to avoid waste, damage to areas and equipment and to prevent accidents.

  • Ensures compliance with all infection control techniques, placement of bio-hazard

containers and removal techniques and procedures and policies.

  • Ensures all general housekeeping tasks in all full service, assisted living resident suites, public areas and support areas meet and/or exceed quality standards.

  • Oversee and develops job routines and instructions for all cleaning tasks.

  • Ensures that trash collection and removal and trash receptacles and collection areas

are maintained in a clean, sanitary and timely manner.

  • Ensuring equipment is maintained in a clean, sanitary condition and operates per

manufacturer’s standards.

  • Prepares initial draft of Operating Budget for department.

  • Reviews monthly financial statements and implements plans of action for deficiencies.

  • Processes and submits monthly expenses and budget data timely.

  • Completes team member staffing and scheduling according to operational and

  • budgetary guidelines.

  • Meets with new residents to discuss housekeeping scheduling preferences and available services.

  • Orders and keeps inventory of all janitorial and bathroom supplies not to exceed budgetary guidelines.

  • Maintains up-to-date records on housekeeping activities.


Transportation

  • Communicates throughout the day with all drivers giving direction to each regarding the day’s schedules.

  • Ensures transportation vehicles are maintained in good working condition. Have

vehicles regularly inspected to ensure safety and cleanliness.

  • Reviews documentation from all drivers regarding daily vehicle inspections from their

walk around, which are performed before all trips.

  • Oversees that all passengers are safely driven from community area to destination

according to schedule.

  • Safely operates radio, cell phone or pager to communicate with drivers or other vehicles to report disruption of service.

  • Assists with vehicle registration and license plate renewal process.

  • Manages the purchase of gasoline, supplies and vehicle maintenance for

transportation.


SUPERVISORY RESPONSIBILITIES

Directly supervises employees in the Maintenance, Housekeeping and Transportation

department. Carries out supervisory responsibilities in accordance with the

organization’s policies and applicable laws. Responsibilities include interviewing, hiring,

and training employees; planning, assigning, and directing work; appraising

performance; rewarding and disciplining employees.


QUALIFICATIONS

Educational Requirements and Experience:

  • High School Diploma or Bachelors/Technical degree in related field.

  • Four years maintenance supervision experience.

  • HVAC experience or training.

  • Working knowledge of machinery, tools, repair techniques, plumbing and related repair.

  • Experience with electrical systems, phone systems, fire panels, emergency response

systems and disaster preparedness.


Knowledge, Skills and Abilities:


Language Ability:

  • Ability to communicate effectively in writing and speaking the primary language of

  • the residents.

  • Ability to read and interpret documents such as safety rules, operating and

  • maintenance instructions, and procedure manuals.

  • Ability to write routine reports and correspondence. Ability to speak effectively

    before groups of customers or employees of organization.

Mathematical Skills:

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole

    numbers, common fractions, and decimals. Ability to compute rate, ratio, and

    percentage and to draw and interpret graphs.

Cognitive Demands:

  • Ability to apply common sense understanding to carry out instructions furnished in

    written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

  • Ability to use Microsoft Windows, including Word and Excel. Ability to use email and

  • the Internet.

  • Possible exposure to high heat and cold temperatures.

  • Possible exposure to chemicals as identified in the MSDS Manual.
