Selzer Realty Property Management, the largest property management firm servicing the inland Mendocino County region, is searching for the right person to oversee our Maintenance Division (Selzer Realty Maintenance & Construction, Inc.). To be successful in this position, the Maintenance Manager must be well versed in general maintenance and construction practices, and exhibit leadership capability while simultaneously fostering camaraderie with the rest of the team. Organizational skills and attention to detail are key attributes of our target candidate, as well as the ability to communicate effectively with our clients, tenants, and vendors. The position requires proficiency with basic office equipment and procedures, and prior team management experience is obviously a plus.

GUIDING PRINCIPLES

In addition to general supervision of the maintenance team and office, this position is charged with ensuring the properties entrusted to our care are maintained in a safe and habitable condition through a combination of immediate and preventative maintenance measures, while seeing that the operational standards of the department, and the company, are consistently fulfilled. By doing so, we strive to create positive customer experiences by providing for efficient and economical services.

PRIMARY RESPONSIBILITIES

This list is intended as an example of the core duties assigned to the Maintenance Manager role and is by no means all-inclusive.

  • Supervision of all Maintenance Dept. personnel, including performance evaluations and disciplinary actions.
  • Review incoming work orders and assign tasks to Maintenance team members and/or vendors (or provide direction to support staff for assignment).
  • Manage job sites, with emphasis on evaluating quality of work and job completion, ensuring any necessary safety protocols are employed.
  • Assess unit condition and advise clients on necessary and/or recommended repairs or improvements.
  • Monitor and coordinate unit availability with Leasing Dept.
  • Attend and report at weekly meetings.
  • Conduct orientation of new Maintenance Dept. team members and provide for any necessary training, either directly or by assigning to the appropriate team associate.
  • Act as liaison with insurance companies, lenders, governmental agencies, etc. on maintenance related issues.
  • Review and submit in-house billing and vendor invoices to Accounting Dept.
  • Review Accounting Dept. billing reports in a timely manner.
  • Review timecards, scheduling requests, and mileage logs.
