Position Overview
We're seeking a skilled and reliable Maintenance Technician to join our team. This role is essential to maintaining the quality and safety of our managed properties while providing excellent service to our residents and property owners. You'll work alongside our experienced maintenance team to handle everything from routine repairs to emergency calls, ensuring our properties remain safe, functional, and welcoming.
Key Responsibilities
Property Maintenance & Repairs
- Perform routine maintenance and repairs including plumbing, electrical, HVAC, carpentry, and appliance repair
- Respond to maintenance requests promptly and professionally
- Conduct property inspections and identify maintenance needs
- Complete unit turns between tenants, including painting, cleaning, and repairs
- Maintain exterior areas including landscaping, snow removal, gutter cleaning, and seasonal maintenance
- Assist with other property needs such as cleaning, painting or removing items from the property
- Attends city inspections and addresses all items on the inspection report to bring the property up to code and pass the inspection within 21 days of the initial inspection
Safety & Compliance
- Ensure all work meets local building codes and safety standards
- Participate in lead paint safety protocols and RRPM (Rental Registry and Property Maintenance) repairs - IRC (lead paint) abatement - will require RRPM certification paid for by FPM (8 hour training course after an initial 2-hour certification/test)
- Use proper PPE and follow safety procedures on all jobs
- Maintain accurate records of work completed and materials used
- Become IRC and RRPM certified if not already.
Communication & Collaboration
- Communicate effectively with tenants, property owners, and team members
- Provide status updates on work orders with pictures in an online software and project timelines the same day work is completed
- Collaborate with operations team on scheduling and priorities
- Participate in 24/7 on-call rotation for emergency maintenance (paid for emergency calls after-hours/weekends/Holidays)
Quality & Efficiency
- Complete work orders accurately and efficiently
- Maintain and manage tools, ensuring equipment stays good condition (supplied by the employee - FPM does have some equipment such as dehumidifiers, mini refrigerators, air purifiers, HEPA vacuum, etc)Source materials and supplies as needed
- Identify opportunities to improve processes and prevent future issues
- Self motivated and proactive (this is a very independent role)
- Efficient at organizing a work order schedule
QualificationsRequired
- Minimum 2 years of experience in property maintenance, facilities management, or related field
- Working knowledge of plumbing, electrical, HVAC, and general carpentry
- Valid driver's license
- Ability to lift 50+ pounds and perform physical labor
- Strong problem-solving skills and attention to detail
- Excellent communication and customer service skills
- Ability to work independently and manage time effectively
- Willingness to participate in on-call rotation
- Ability to determine the level of finish based on the current condition of the property (ex. If the home is more high-end, we require a higher level of detail vs a “downtown college” rental)
Preferred
- Experience in residential property management or multi-family housing
- Knowledge of Vermont building codes and rental housing regulations
- Lead paint safety certification or willingness to obtain
- HVAC or electrical certifications
- Experience with property management software (Appfolio)
- Local knowledge of Burlington area vendors and suppliers

Physical Requirements
- Ability to stand, walk, bend, kneel, and climb ladders for extended periods
- Lift and carry materials and equipment up to 50+ pounds regularly
- Work in various weather conditions and environments
- Navigate stairs, attics, basements, and crawl spaces
- Operate power tools and equipment safely
Schedule
- 30-40 hours per week (schedule flexible based on candidate preference and business needs)
- Monday-Friday with occasional weekend work as needed
- Participation in on-call rotation for emergency maintenance
- Flexibility required for urgent repairs and seasonal demands
