Job Objectives:

The MEP Supervisor oversees the maintenance, operation, and performance of all mechanical, electrical, and plumbing systems within the facility. They ensure systems are running efficiently, safely, and in compliance with regulations while leading the MEP maintenance team and coordinating with contractors.

Responsibilities and duties:

1. Technical & Operational Management

  • Supervise and maintain HVAC systems, chillers, pumps, AHUs, FCUs, and ducting.
  • Oversee electrical systems including LV panels, DBs, UPS, generators, lighting, elevators, generator.
  • Manage plumbing, drainage, firefighting systems, and water pumps.
  • Conduct regular inspections, preventive maintenance (PPM), and corrective maintenance.
  • Read and interpret MEP drawings, schematics, and as-built layouts.
  • Ensure compliance with HSE regulations, permits, and safety protocols.
  • Manage soft services operations and teams, including cleaning and landscaping activities.
  • Manage renovation projects, extensions, and space utilization to ensure efficient planning, execution, and alignment with operational requirements

2. Team Supervision & Coordination

  • Lead, assign, and monitor MEP technicians and contractors.
  • Provide training, guidance, and performance feedback to staff.
  • Coordinate with other FM sections for integrated facility operations.
  • Respond to emergencies and breakdowns efficiently.

3. Reporting & Documentation

  • Prepare daily, weekly, and monthly maintenance reports.
  • Maintain accurate maintenance logs, equipment records, and spare parts inventory.
  • Document incidents, repairs, and preventive actions.

4. Vendor & Contractor Management

  • Liaise with external contractors for major maintenance, repairs, or installation projects.
  • Ensure compliance with service level agreements (SLAs) and warranties.
  • Evaluate vendor performance and recommend improvements.

5. Continuous Improvement

  • Recommend upgrades, energy-saving solutions, or system optimizations.
  • Participate in audits, facility inspections, and FM strategy meetings.
  • Implement best practices for preventive maintenance and operational efficiency.

Qualifications:

  • Bachelors degree in Mechanical, Electrical, (or equivalent).
  • Strong knowledge of HVAC, electrical, plumbing, and fire protection systems.
  • Knowledge of safety standards (HSE, NFPA, local regulations).

Years of Experience:

  • Minimum 58 years of relevant experience in facility management.
