Job Description:
DUTIES and SPECIFICATIONS:
The Floating Maintenance Supervisor is responsible for maintaining high standards of cleanliness and functionality, including but not limited to:
- Performing all essential duties as outlined in the Maintenance Supervisor job description.
- Regularly visit and assess multiple properties within the company portfolio to identify maintenance issues, prioritize repairs, and ensure timely completion of work orders.
- Perform a variety of maintenance tasks including plumbing repairs, electrical troubleshooting, carpentry, painting, and minor landscaping work as needed across different properties.
- Oversee the "make-ready" process for vacant units, including repairs, cleaning, and inspections to prepare them for new residents.
- Respond to resident service requests, diagnose problems, assign tasks to on-site maintenance staff, and follow up to ensure timely completion.
- Oversee and train maintenance staff at various properties, ensuring adherence to company policies and procedures.
- Conduct routine inspections of properties to identify maintenance needs and ensure timely repairs.
- Review and prioritize work orders, ensuring they are completed within established timeframes.
- Liaise with external contractors and vendors for specialized maintenance services, negotiating contracts and ensuring quality work.
- Assist in monitoring and managing the maintenance budget for each property in collaboration with the Property Manager, ensuring cost-effective solutions and adherence to budgetary constraints.
- Ensure that all maintenance operations comply with safety regulations and company standards, conducting regular safety training for staff.
- Be on-call for emergency maintenance issues and provide support to onsite teams during critical situations.
- Maintain accurate records of maintenance activities, repairs, and inventory, providing regular reports to property management.
- When needed, temporarily cover for a Maintenance Supervisor role at specific sites to ensure continuity of operations.
- Ensure all maintenance activities comply with local building codes, safety regulations, and company policies.
- Comply with Fair Housing requirements and laws.
SKILLS, KNOWLEDGE and ABILITIES:- Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.
- Must have access to their own tools.
- Familiarity with maintenance and management software or mobile apps used to track work orders and maintenance requests.
- Excellent problem-solving skills and attention to detail.
- Ability to work independently and manage multiple tasks across different locations.
- Possess strong leadership, communication, and interpersonal skills.
- Ability to handle multiple projects and tasks and cope with stress in a composed manner.
- Ability to use good judgment.
- Ability to work cooperatively and in a teamwork environment.
- Ability to manage time effectively and adapt to change in a composed manner.
- Ability to respect and maintain confidentiality.
- Possess good organizational skills.
QUALIFICATIONS- High school diploma or equivalent; a degree in a related field is a plus.
- HVAC certified.
