The Property Maintenance Specialist’s main responsibilities is to ensure all units are inspected thoroughly and maintenance issues reported. Hosts must be very happy with the way we are managing their units and the way we control and ensure the property always remains in good conditions. Customers must be happy during their stay and feel we are available, helpful, attend and resolve any of their issues in a timely manner. The Property Maintenance Specialist will also be responsible for fixing items in warehouses or bringing helpers if needed.
Main Responsibilities
1. Preventive Maintenance·
·Proactive maintenance that involves regularly scheduled inspections, repairs, and replacements to prevent equipment breakdowns, reduce downtime, and extend the lifespan of assets. It focuses on maintaining equipment in good working condition before potential problems arise, minimizing costly repairs and disruptions.
· Schedule Maintenance: Activities are performed according to a predetermined schedule, based on time intervals,usage, or other factors.
· Proactive Approach: aims to prevent failures rather than react to them, unlike reactive maintenance.
· Various Activities: Includes inspections, cleaning, lubrication, part replacement, and repairs, Paint, Fixing Broken items, Missing items replacement
· Reduced Downtime: Minimizes unplanned stoppages due to equipment failure.
· Extended Lifespan: Helps assets remain operational for longer periods.
· Cost-Effective: Prevents costly repairs and replacements that may occur due to breakdowns.
· Improved Safety: Helps ensure equipment is functioning safely, reducing the risk of accidents.
· Efficiency: Maintains equipment at optimal performance levels, improving overall efficiency.
2. Call outs
Maintenance call out, for emergency repairs or maintenance tasks outside OR inside of regular working hours. It'sessentially a request for immediate attention to a maintenance issue, often due to equipment failure or damage andleaks, to minimize downtime and operational disruptions.
- Urgent Response:Maintenance call outs are triggered by urgent situations that require immediate action to prevent further damageor disruption and guests discomfort that may lead to a compensation or cancelation of their stay.
- Outside Regular Hours:The call out can occurs outside of standard working hours, requiring the handyman to respond.
- Emergency Maintenance:Emergency maintenance, focused on fixing or replacing broken items to restore functionality as quickly as possible.Examples: equipment failure, power outages, system outages, or damage caused by natural disasters, leaks, pestcontrol etc...

- Quick response to maintenance issues minimizes downtime and potential losses due to equipment or system failure.

- Addressing issues promptly can prevent them from escalating into more serious problems.
- Ensuring Safety: In some cases, maintenance call outs are crucial for ensuring the safety of guests or the public.
Operational Continuity:
By restoring functionality quickly, maintenance call outs help maintain the operational continuity of a facility orsystem.
Typical Wok flow
1. Call Received:A call is received from a tenant, staff member, the building or the Landlord reporting a maintenance issue. Or a taskis assigned to our Airbetter App and will appear on your schedule.
2. Assessment and Prioritization: The issue is assessed and prioritized based on its severity and potential impact.
3. Dispatch: Handyman dispatched to the site to address the issue.
4. Resolution :Handyman assesses the problem, determines the necessary actions and gives a time estimate to the support team. Then handyman implements the repair or maintenance and updated Global Support on progress and comletion.
5. Documentation:The work performed is documented in a maintenance call out register or work order located in our app.
Property
· Should be able to attend maintenance issues covering all of Dubai
· Should be able to do a thorough maintenance inspection for all apartments they enter as well as a health and safety inspection
· Should be inspecting door locks, handles, safe boxes
· Report damages with clear pictures and explanation
· Should be capable of purchasing the necessary items needed to fix the maintenance issue, keeping in mind that Airbetter will reimburse these purchases
· Should be able to fix all maintenance related issues in apartments
· Should be able to go to emergencies any time of the day - Except for when he is in the middle of a current maintenance issue, or on holiday
Prerequisites:
· UAE Driving license
· CAR IS MANDATORY
· A Degree involving Engineering / Plumbing / electrical work
· Knowledge of Word and excel· Knowledge of hotel software
· Excellent communication and negotiation skills.
· Punctual, Helpful, patient and Dedicated· Fluent in English, both oral and written.
