Overall:
- Price all Design Center selections, custom options, and upgrades to arrive at final new home contract price before loan closing
- Assist with all pricing-related questions and matters as necessary
- Produce and manage purchase orders and work orders as necessary
- Work alongside purchasing manager to ensure LifeStyle budgets and prices are accurate based on subcontractor pricing and margin goals
- Assist in maintaining pricing for all subcontractors/trade contractors
Day-to-Day:
- Work in builder software to determine pricing on customer upgrade options and Design Center selections
- Assist sales team with generating Custom Option quotes for contracts
- Review all change orders for accuracy
- Send out for vendor bids as necessary
- Once all items are compiled and entered, send Color Selection Form(s), Change Order Form(s), final floorplan, and cabinet drawings to customer for review and approval
- Answer customer pricing questions; meet with customers to review pricing when necessary
- When necessary, make recommendations on deleting items to cut costs
- Issue purchase orders to all vendors and subcontractors for every job; produce house budgets
- Work alongside Purchasing Manager to oversee accuracy of purchase orders; work with Accounts Payable and superintendents on variations in purchase orders at the end of jobs; issue VPOs as necessary
- Handle purchase order discrepancies with vendors and subcontractors as necessary
- Source and maintain pricing among vendors and subcontractors as necessary; ensure pricing is up-to-date in builder software
