- Industrial corridors: IMT Manesar, Bhiwadi–Neemrana, Faridabad, Noida Phase-2, Greater Noida, Ghaziabad, Jhajjar, Sohna, KMP belt.
- Strong network with:
- Institutional landlords (Indospace, ESR, Welspun One, Ascendas, Hiranandani, Allcargo, DLF Industrial)
- Industrial developers & brokers
- Large occupiers (Amazon, Flipkart, Reliance Retail, FMCG, auto OEMs, 3PLs).
2. Core Skills RequiredA. Leasing, Negotiation & Transaction Structuring
- Ability to handle large-scale industrial leases (50k – 500k+ sq ft).
- Expertise in:
- Technical evaluation of industrial/warm shell spaces
- Rental benchmarking & CAM structures
- BTS (Built-to-Suit) negotiations
- Long-term institutional lease structures (9–15 years)
- Familiar with critical industrial leasing terms:
- Clear height, floor load capacity, docking ratio
- Power load, fire & safety compliance
- Zoning, conversion charges, utility norms
B. Market Intelligence & Regulatory Knowledge
- Deep understanding of:
- Logistics demand drivers in NCR
- Industrial policy, warehousing norms, and NOCs
- State-specific regulations (Haryana, UP, Delhi)
- Land allotment processes in HSIIDC, GNIDA, YEIDA
- Ability to conduct:
- Site suitability analysis
- Competition mapping
- Supply–demand analysis
- Project feasibility recommendations
C. Relationship & Account Management
- Proven ability to manage:
- C-suite institutional clients
- Corporate real estate (CRE) teams
- Legal, technical, and compliance stakeholders
- Strong relationship-building with:
- Park operators
- Industrial landowners
- Government bodies (HSIIDC, DMICDC, GNIDA officials)
D. Technical & Analytical Skills
- Strong comfort with:
- Excel-based financial modeling
- Lease comparison matrices
- Google Earth / GIS familiarity
- CRM tools
- Ability to create technical site presentations and proposals for institutional occupiers.

- A vehicle and valid license for field mobility
