Position Summary: The Resident Manager, who reports to the Property Manager, will have full responsibility for managing daily operations at this property. Tasks include processing maintenance requests, meeting with vendors for maintenance and projects, maintaining cleanliness in common areas, fielding general tenant inquiries, enforcing leases, posting notices, and securing the premises.

Essential Duties and Responsibilities:

Maintenance & Projects:

· Maintain property by responding to, scheduling, and processing all tenant service requests and meeting with, providing access to and directing 3rd party vendors as required and in conjunction with Property Manager.

· Maintain detailed maintenance records by logging and processing all requests on the company’s online system.

· Schedule and manage building’s recurring maintenance calendar.

· After a tenant vacates make recommendations on work that needs to be done to prepare for turnover.

Tenant Relations & Administrative:

· Act as liaison between tenants and Property Manager.

· Provide a great customer experience by responding to tenants’ complaints and inquiries in accordance with company policy.

· Maintain an accurate database of all residents on company’s online platform as well as the building entry directory.

· Send and post notices as necessary via the company’s online platform or physical posting as may be required by law.

· Serve notices to tenants as may be required by law.

· Show vacant units after each unit turnover.

Building Upkeep:

· Maintain cleanliness of building, including but not limited to, vacuuming, sweeping, and/or mopping all building common areas (interior and exterior), cleaning and dusting all handrails, baseboards, light fixtures, doors, laundry machines and other high-touch surfaces, cleaning all glass surfaces, and wiping and polishing all metal and wood surfaces. See Exhibit A – Assignment of Duties.

· Replace burnt-out light bulbs as necessary.

· Conduct regular walks of the common areas to ensure compliance with leases and that all entry doors are secure and security cameras are charged and secure.

· Maintain and manage an inventory of cleaning supplies and light bulbs.

· Coordinate with 3rd party vendors to ensure all systems are functioning properly.

· Maintain hourly work logs.

Education/Experience:

· 3+ years’ property management or resident management experience.

· High School or equivalent.

· Basic knowledge of San Francisco and California landlord/tenant laws.

Skills and Abilities:

· Effective written and verbal communication skills.

· Consistent and thorough attention to detail.

· Ability to work with minimal supervision.

· Proficiency in Appfolio is a plus.

· Ability to develop and use strong interpersonal skills.

Language Ability:

· Read and comprehend serious instructions, correspondence, and memos. Write detailed correspondence. Effectively present information in one-on-one and small group situations to tenants and suppliers.

· Read, analyze, and interpret applicable professional, and governmental documents.

· Effectively present information and respond to questions from managers and tenants.

Reasoning Ability:

  • Interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills: Must be proficient in Excel, Word and other Microsoft Office programs.

Compensation:

The Resident Manager is paid a combination of the use of an apartment and the San Francisco-minimum hourly wage for any hours worked past the State-of-California Lodging credit. The current State-of-California Lodging credit is divided by the current San Francisco minimum wage to determine the number of work hours that are deducted from the total billable hours worked per month. Daily overtime does apply if applicable.

The fact that the employee is “on the premises” and “available” for management duties, should the need for such duties arise, does not constitute working hours under this agreement. The employee must be engaged in one of the activities in Exhibit A for the time to be working time.

While performing the duties of this job, the employee is regularly required to sit, stand, walk, reach with hands and arms, talk and hear. The employee must occasionally lift and/or move up to 35 pounds.

Pay: $19.18 - $19.50 per hour

Expected hours: 8.0 – 10.0 per week
