Overview:
The Pre-Construction Manager III will lead the pre-construction phase of complex construction projects, overseeing all aspects of project planning, estimation, and client engagement. This position requires strong leadership abilities, technical expertise, and a proven track record of successfully managing large-scale projects from inception to the start of construction.

Key Responsibilities:
1. Strategic Planning and Project Development:
  • Lead the strategic planning process for pre-construction activities, collaborating with senior management to define project objectives, scope, and deliverables.
  • Develop comprehensive project plans, budgets, and timelines, ensuring alignment with client expectations, company goals, and industry best practices.
  • Identify and assess project risks, challenges, and opportunities, developing mitigation strategies and contingency plans as needed.
2. Estimating and Cost Analysis:
  • Oversee the estimating process, including quantity take-offs, material pricing, labor costs, and subcontractor quotes, to prepare accurate cost estimates for steel fabrication and erection services.
  • Conduct detailed cost analysis and value engineering assessments to optimize project budgets, minimize costs, and enhance project profitability.
  • Review and approve bid proposals, ensuring compliance with project specifications, contractual requirements, and company standards.
3. Client Relationship Management:
  • Cultivate and maintain strong relationships with clients, architects, engineers, and other stakeholders throughout the pre-construction phase.
  • Act as a trusted advisor to clients, providing expert guidance, insights, and recommendations to support informed decision-making and project success.
  • Anticipate client needs and proactively address concerns or issues to ensure a positive client experience and foster long-term partnerships.
4. Team Leadership and Development:
  • Provide leadership and mentorship to pre-construction teams, fostering a culture of collaboration, innovation, and continuous improvement.
  • Recruit, train, and develop top talent, ensuring that team members have the skills, knowledge, and resources needed to succeed in their roles.
  • Conduct performance evaluations, provide feedback and coaching, and recognize achievements to promote employee engagement and retention.
5. Technical Expertise and Documentation:
  • Provide technical expertise and guidance on steel fabrication and erection methods, materials, and industry best practices to support project planning and execution.
  • Review and interpret construction drawings, specifications, and blueprints to ensure accuracy and compliance with project requirements.
  • Prepare and review technical documentation, including project specifications, proposals, and construction documents, to ensure alignment with project objectives and standards.

Qualifications:
  • Bachelor's degree in construction management, engineering, architecture, or related field preferred, or equivalent work experience.
  • Minimum of 7-10 years of experience in pre-construction management, estimating, or project management, with a proven track record of successfully leading large-scale construction projects.
  • Expertise in structural steel fabrication and erection practices, with a strong understanding of construction processes, materials, and methods.
  • Demonstrated leadership abilities, with a track record of effectively leading cross-functional teams and delivering results in a fast-paced environment.
  • Excellent communication and interpersonal skills, with the ability to build rapport and collaborate effectively with clients, internal teams, and external stakeholders.
  • Strong analytical and problem-solving skills, with the ability to anticipate issues, identify solutions, and make informed decisions.
  • Proficiency in construction estimating software and Microsoft Office Suite (Excel, Word, Outlook, PowerPoint).
