Position Overview
:
The
Snagging Officer
is responsible for overseeing the inspection, identification, and rectification of defects or issues in newly developed properties before they are handed over to clients. The Snagging Officer ensures that all properties meet the company's high standards of quality and are delivered in optimal condition. This role requires detailed inspections of properties, coordination with contractors for repairs, and maintaining comprehensive snagging report.
Key Responsibilities
:

Conduct thorough inspections of newly developed properties to identify defects, incomplete work, or quality issues (snags).

Compile detailed snagging lists that outline all issues that need rectification before the property is handed over to the client.

Inspect various elements of the property including finishing, fittings, mechanical and electrical installations, plumbing, and structural integrity.

Ensure that all aspects of the property conform to the company’s quality standards, project specifications, and local building regulations.

Liaise with contractors, subcontractors, and internal project teams to ensure identified snags are addressed and resolved within agreed timelines.

Work closely with the construction and maintenance teams to ensure prompt and effective resolution of issues identified during inspections.

Follow up with contractors and ensure completion of snagging work, maintaining a high standard of workmanship and compliance with project specifications.

Coordinate with the Handover Manager to update them on snagging progress and timelines.

Prepare and maintain accurate snagging reports, including photographic evidence of defects and updates on their status.

Ensure proper documentation of all identified snags, including dates of inspection, details of defects, and responsible parties for rectification.

Update snagging logs to track the status of all identified issues, ensuring all snags are resolved before final handover.

Provide regular reports to the Handover Manager regarding the progress of snagging activities.

Assist in the final walkthrough inspections with clients to ensure all defects have been addressed and the property is ready for handover.

Qualifications
:

Diploma or bachelor’s degree in civil engineering, Construction Management, or a related field.

3+ years of experience in property inspections, snagging, or a similar role within the real estate or construction industry.

Strong attention to detail and ability to identify defects in construction.

Excellent communication and negotiation skills.

Proficiency in Microsoft Office and snagging/inspection software.

Knowledge of construction materials, methods, and regulations.

Problem-solving skills to identify and resolve defects efficiently.

Highly organized and capable of managing multiple projects at once.
