Job Summary:
We are seeking a detail-oriented, organized, and dependable Title Processor to join our title office. The Title Processor is responsible for reviewing real estate records, preparing title commitments, and ensuring all documentation is accurate and complete prior to closing. This role plays a key part in supporting smooth real estate transactions by collaborating with title officers, escrow officers, lenders, realtors, and clients.
Key Responsibilities:
· Review and examine property titles to determine legal conditions and identify issues that may affect transfer of ownership
· Prepare title commitments, policies, and closing documents in accordance with company and underwriting guidelines
· Communicate with clients, lenders, real estate agents, and attorneys to gather necessary documents and clear title issues
· Order and track payoffs, HOA estoppels, surveys, municipal lien searches, and other supporting documents
· Address title defects, liens, or encumbrances by working with the appropriate parties to resolve issues
· Enter and update file information in title software systems (e.g., SoftPro, RamQuest, Qualia, etc.)
· Coordinate with escrow and closing teams to ensure timely processing and delivery of final title policies
· Perform Post-Closing duties including final policy issuance and recording of documents
Qualifications:
· High school diploma or equivalent required; associate or bachelor’s degree preferred
· 1–3 years of experience in title processing, real estate, or mortgage industry preferred
· Familiarity with title insurance procedures and documentation
· Proficiency with title software (e.g., SoftPro, ResWare, Qualia) and Microsoft Office Suite
· Excellent organizational and time management skills
· Strong attention to detail and accuracy
· Effective written and verbal communication skills
· Ability to work independently and as part of a team
Preferred Skills:
· Knowledge of local, state, and federal real estate laws and regulations
· Experience working in high-volume title offices
· Bilingual a plus (especially Spanish, depending on region)
