The successful candidate will be joining the Commercial Property Management team in Dubai within the UAE property management department. Focusing on the ongoing management and work winning of high-profile commercial assets, working closely with the Associate Director Commercial Property Management, Client Relationship Managers and other Property and Facilities Managers to deliver a complete property management service to key clients.
They will have previous experience of working in a busy commercial environment and be able to provide a high level of service to, and establish rapport with, clients, leaseholders and Savills’ colleagues. A good team player is imperative to this role, as is the ability to build relationships with lessee’s, occupiers and clients.
Previous experience and a strong track record in commercial property management is a pre-requisite, Dubai commercial property management experience is a benefit, however general UAE experience is accepted, but must be from A grade to high grade B+ assets, and with key corporate / government clients.
This role will be site-based working closely with colleagues and leading a small team while working with and reporting to senior management based off site.
Key Responsibilities
- Ensure delivery of Property Management Services in accordance with executed Commercial Property Management Agreements in line with contractual KPIs, SLAs, and having regard to RICS professional standards
- Set up and mobilisation of new sites as and when required
- Direct the leasing initiatives for vacant commercial space, together with the Savills leasing teams, supporting viewings and deal closure in order to optimise occupancy and income
- Management of lease implementation, with regards client and tenant covenants and critical dates, as well as ongoing occupation, and future renewals / tenancy adjustments
- Manage tenant’s occupation within the lease terms, as well as building rules and regulations
- Develop / enhance building operations, rules, policies and regulations
- Be a point for escalation for leaseholder queries and more complex issues
- Meet with the client at least monthly, and also conduct regular tenant meetings
- Conduct monthly client meetings and regular tenant engagements
- Contribute directly towards improving the property and facilities management processes, training and mentoring of junior operations staff (as appropriate)
- Liaise with the Client Accountant to prepare financial reports for Clients
- Quarterly and monthly management reporting, including arrears and service charge variations
- Manage multi-discipline contractors to ensure services are delivered to the expected high standards, with a particular emphasis on Customer Service
- Ensure that Health and Safety compliance is adhered to by facilities management service providers
- Service charge budget setting in collaboration with the Facility Manager, co-ordination and management in accordance with RICS Professional Statement - setting annual budgets, obtaining clients/leaseholder agreement, organising billing and collection, reconciling accounts within agreed timescales
- Manage service charge allocation, apportionment, reporting and reconciliation in line with RICS guidelines
- Management of site staff, where applicable
- Weekly review of open maintenance jobs and ensure these are closed out in accordance with KPI’s
- Monitor, review and report on FM providers and their performance to SLAs and KPIs
- Ensure statutory compliance and health & safety adherence by all service providers
- Develop and execute tenant engagement programs, enhancing occupier satisfaction and retention
- Prepare and maintain Business Continuity Plans and support emergency response procedures in coordination with stakeholders.
- Work with reporting tools and dashboards to automate KPIs and SLA tracking where applicable
- Monthly documented building inspection for the Client and monthly Client report
- Documented quarterly property inspections with FM service providers
- Manage all building related expenditure within the client’s approved budgets
- Support and implement sustainability initiatives in line with the client’s plan, ESG strategies, and sustainability goals
- Cross sell the skills and services of the other Savills divisions to existing and potential clients
- Assistance with new business pitches, and onboarding of new assets
Skills, Knowledge and Experience
- Minimum of 5 years in a Commercial Property Management related role, ideally in Dubai, but can be wider UAE, essential A grade to high B+ experience, and key corporate / Government clients
- Passion for real estate, and a progressive career in commercial real estate

- Clear understanding of commercial assets P&L and financial reporting

- Highly proficient in Microsoft Office (Word, Excel, PowerPoint) with a strong focus on creating professional client reports and analysis dashboards
- Familiarity with Property Management systems (ex. Yardi), including lease administration, budgeting, service charge reconciliation, and reporting functions
- Valid UAE driving licence and a car
- Arabic speaker is advantageous but not essential
- Currently based in Dubai is preferable, but Abu Dhabi commute may be considered
- Proactively keeps up to date on industry and Market developments using networking activities and relevant professional institute information and updates
- Aware of the financial contribution the role makes to the business, be aware of expense costs, taking a diligent approach as well as being familiar with the business strategy for the Dubai team
