Job Description

Job Purpose:

The Mall Manager is responsible for the overall management and operational success of the mall. This includes maximizing tenant satisfaction, overseeing leasing and contracts, ensuring high standards of facility maintenance, optimizing revenue generation, and maintaining a safe, clean, and customer-friendly environment.

Key Responsibilities:1. Mall Management & Operations

  • Oversee daily operations of the mall ensuring smooth and efficient functioning.
  • Manage tenant relations and handle queries, complaints, or escalations in a timely and professional manner.
  • Monitor foot traffic, retail performance, and suggest strategies to increase visitor numbers.
  • Coordinate with marketing to plan and execute promotional events and seasonal campaigns that increase mall visibility.
  • Ensure compliance with local municipal, health, fire safety, and legal regulations.
  • Prepare annual budgets and monitor expenses against approved budgets.

2. Leasing & Contracts

  • Develop and implement leasing strategies to ensure optimal occupancy.
  • Identify and target potential retail clients, negotiate lease terms, and close agreements in alignment with the mall's commercial objectives.
  • Maintain updated records of lease agreements, renewals, and expirations.
  • Coordinate with legal and finance departments for the review and execution of contracts.
  • Build and maintain strong relationships with existing and prospective tenants to ensure long-term leasing arrangements.
  • Analyze rental income and conduct periodic market analysis to adjust leasing strategies.

3. Mall Maintenance & Facility Management

  • Supervise the maintenance team and ensure timely upkeep of all infrastructure (HVAC, elevators, lighting, plumbing, etc.).
  • Manage vendors and contractors for soft and hard services (e.g., cleaning, security, landscaping, pest control).
  • Conduct regular inspections and audits to maintain cleanliness, safety, and functional integrity of the mall.
  • Ensure energy efficiency and sustainability practices are followed across operations.
  • Implement preventive and corrective maintenance schedules.

Qualifications & Experience:

  • Bachelor’s degree in Business Administration, Facilities Management, Real Estate, or related field. MBA preferred.
  • 12–15 years of experience in mall management or commercial property management.
  • Proven track record in tenant leasing, vendor management, and facilities upkeep.

Working Conditions:

  • Full-time, on-site role with occasional extended hours including weekends or holidays during events or emergencies.

Job Types: Full-time, Permanent

Pay: RO2,200.000 - RO2,600.000 per month
