General Summary:
The Project Architectural Designer is responsible for the planning, design development and execution of new construction and renovation projects from inception through to completion, as well as leading master planning and lifecycle management activities for Bayhealth enterprise-wide. Acts as architectural design process owner for facilities planning initiatives. As such, provides technical leadership needed to establish overall direction of architectural design, campus planning, landscape architecture, capital planning and related facilities initiatives. Coordination with various hospital departments and committees, city, county, and state agencies, consulting architect &amp;engineering firms and related consultants, and construction firms. Leads project teams and mentors facilities planning team members.
Department team members are authorized to have limited access to secured medication rooms to perform duties and responsibilities as defined in this job description. Any staff member requiring limited access to secured medication rooms must have a fully completed and signed Medication Security Agreement for Non-Licensed Personnel form on file and available upon request. 
 
Responsibilities:
1. Accomplishes project planning and work analysis involving job site inspection, coordination with departmental officials and staff agencies, developing and finalizing details of requirements and determining the most feasible methods and procedures to accomplish project requirements. Reviews and interprets building codes and other regulatory agencies' requirements relating to project work. Works directly with architects and engineers and arranges meetings with various committees and stakeholders in the development of space programs, plans and specifications.
 
2. Acts as the primary agent designated to represent Bayhealth in matters related to assigned projects, to include substitutions and changes in the provisions of the approved plans and specifications. Effects coordination on a continuing basis with key stakeholders including Department leadership, Clinical, Infection Prevention, Public Safety, Information Technology, Plant Construction Management and Plant Operations in the planning of work projects and resolution of problems.
 
3. Prepares or has prepared plans and specifications for work to be performed by contractors or in-house forces, assuring that preferred architectural and engineering design features are incorporated, and that preliminary drawings are thoroughly coordinated and reviewed by all stakeholders to ensure that all requirements are included. Arranges for review of working drawings and gains final approval from stakeholders and senior administration before plans and specifications are finalized.
 
4. Prepares detailed project budgets tied to actual designs and past cost experience for similar work. Estimates material and other resources needed and determines sources, availability and prices. Works with outside estimators when necessary to ensure budget estimates are realistic and all inclusive.
 
5. Continually monitors projects during the construction phase and works directly with the AHJ inspectors to ensure that plans and specifications are followed. For time and material projects, inspects work to assure that specifications are being followed, and quality work is being performed. Provides final inspections and acceptance of the completed project and assures all deficiencies in construction are duly corrected. Assures that all structural changes and other modifications are recorded in Bayhealth&rsquo;s master archiving system.
 
6. Arranges regular meetings of contractors, architects, engineers and inspectors to establish work schedules and to resolve construction problems. Ensures meetings are documented, issues are identified and addressed, and schedules and budgets adhered to.
 
7. Determines needs and justifications for changes required during construction and when necessary, provides information required by the Architect and Consulting Engineer in planning for the changes. Obtains cost estimates so that appropriate evaluation can be made as to the worthiness of the proposed change(s).
 
8. Prepares construction status reports for senior administration. Maintains the active building construction file including all drawings, specifications and correspondence concerning the building development during the actual construction phase. Responsible for maintaining currency of as-built drawings, plan specification files and the Building Construction Standards Manual.
 
9. Provides a continuous follow-up on building deficiencies to ensure that corrections are acceptable. Continues to monitor the status of projects during the one-year warranty period following completion to assure that deficiencies developing within this period are corrected by the responsible contractors concerned.
 
10. Performs campus planning, space utilization, project program of requirements and other tasks to include special studies that involve technical investigations and analyses, and recommends solutions to unique planning, engineering and administrative problems as may be required.
 
11. All other duties as assigned, within the scope and range of job responsibilities. 
 
 
Required Education, Credential(s) and Experience:
<ul><li>Education: Bachelor Degree
 
; Architecture
 
; Or a Bachelor's Degree in Interior Design or a related field of study. In lieu of a Bachelor's Degree, two (2) related, individual Associate's Degrees may be considered. Each Associate's Degree should be in Interior Design, Architecture, or a related field of study.
 
</li><li>Credential(s): Architect Licensure
 
; NCIDQ certification is acceptable in lieu of an Architect License.
 
</li><li>Experience:
Required: Five (5) years relevant experience in architecture/space planning or related work experience. 
 
Preferred: Greater than three (3) years&rsquo; experience in healthcare design and construction.

General Summary:
The primary purpose of the Space and Equipment Planner is to develop and maintain space, furniture and equipment design standards and floor plans for the organization. Develops and optimizes space utilization. Researches and specifies Furniture, Fixtures &amp; Equipment (FF&amp;E); works with end users to evaluate new products and their applicability. Develops project scopes, budgets, and program development and implementation plans. Manages move coordination of furniture fixtures and equipment and related service work as needed. Evaluates condition, refurbishes and plans reuse of existing FF&amp;E. Solely responsible for the administration of the entire Bayhealth Medical Center space utilization database and provides data required for government agency reporting.

Responsibilities:
1. Responsible for coordinating with users to define and develop program and space utilization needs. Translates programming information into conceptual design documents to be used for construction and/or to be used by consultants, architects and engineers to continue the development of more detailed construction documents. Manages Design Standards coordination and compliance throughout the project, and in the creation of finish schedules. Performs drawing/submittal reviews, and variance submissions. Reviews construction drawings, specifications, and preliminary plans to ensure the project meets the program scope and needs of the user.
 
2. Coordinates with outside architectural firms and manufacturers to obtain samples/ hard copy/ electronic technical data for furniture, fabrics, and standard office furniture that are used for construction projects. Works with the Purchasing Department to develop project FF&amp;E budget and track actual cost of furniture and equipment for projects. Creates spreadsheets for all furniture and equipment cost for construction projects.
 
3. Produces lease attachments for property management documentation.
 
4. Evaluates the condition and reusability of surplus FF&amp;E for potential reuse within the enterprise. Arranges repairs and storage; incorporates reuse wherever possible.
 
5. Assists with Design Standards and Facilities Programming including the development of space programs, conceptual floor plans, test fits and Pre-Design reports. Provides departments with accurate and up to date plans for internal use.
 
6. Administrator of Bayhealth Medical Center Space Utilization database for all hospital and satellite location. Compiles and enters departmental usage, square footage, and space use data of all Bayhealth owned and leased property into the Facilities Planning software database. Generates reports throughout the year on request and for a fiscal year end summary report of all spaces leased by Bayhealth. Verify and document architectural changes, change of function or change in departmental cost centers in order to calculate square footage for government agencies and internal use for reporting.
 
7. Manages all quoting, procurement, delivery and repair of furniture and equipment. Assists with ergonomic assessments as required.
 
8. Facilitates the arrangements needed to relocate departments, including contacting moving companies, getting competitive bids, and coordinating with the end users to schedule the moves. Directs moves within the organization; employs and oversees outside move management teams and in-house staff associated with these moves.
 
9. Evaluates existing furniture needs, tracks, and make sure it is in good repair and meets the current Medical Centers standards. Manages the reupholstering of existing furniture on an as needed basis and for upcoming projects.
 
10. Responsible for all reprographic services for the department and handles requests from outside departments. Generates hardcopy drawings/reports from electronically stored data according to the format and timing of the requester.
 
11. All other duties as assigned, within the scope and range of job responsibilities
