</li></ul>Here are some responsibilities for the potential Property Accountant:
<ul><li>Accurately manage 3rd party accounts, ensuring all income, expenses, and changes in assets and liabilities are recorded monthly.
</li><li>Process various banking transactions, including wire and account transfers, deposits, and other necessary financial operations.
</li><li>Perform internal audits to confirm property compliance with established policies and procedures.
</li><li>Execute monthly accounting closing tasks, such as journal entries, reconciliations, and reports, adhering to Generally Accepted Accounting Principles (GAAP).
</li><li>Support the budgeting process by preparing initial property budget drafts and inputting finalized budgets into the accounting system.
</li><li>Reconcile bank accounts, conduct thorough research, and make adjusting journal entries to resolve any discrepancies. Archive all supporting documents.
</li><li>Oversee internal processes to verify the accuracy of property delinquency reports, pre-paid rent journals, security deposit ledgers, and monitor property refunds.
</li><li>Manage property cash flow, including the coordination and review of accounts payable.
</li><li>Support the preparation of year-end audits and tax filings.
</li><li>Deliver accurate monthly financial reports within set deadlines.
</li><li>Process replacement reserve draw requests with the lender and facilitate required repair submissions.
</li><li>Monitor and comply with lender reporting obligations.
</li><li>Organize and archive documentation in accordance with company policies.
</li><li>Uphold a professional demeanor and prioritize customer service.
</li><li>Communicate with clients professionally via email, video and phone.
