Marketing for Multifamily/Property Management experience is preferred.
As a Regional Marketing Specialist you&rsquo;re part of a marketing team that supports regional operational leadership to develop and execute strategic and tactical marketing plans to drive traffic and occupancy to achieve the goals of each asset in the portfolio you help to support. You work collaboratively with our regional asset directors and you&rsquo;re the marketing subject matter expert for the properties in your portfolio.
<ul><li>To be successful in this role, you need to be a self-starter, multi-tasker and problem solver. When you don&rsquo;t know an answer, you dig in and ask thoughtful questions to get to the right answer. You can present and explain complicated topics in simple terms so clients, team members or anyone else can easily understand. And, of course, you love all things marketing.
</li></ul>Your day-to-day as a Regional Marketing Specialist will include:
<ul><li>Serves as the primary marketing contact for Onsite Team Members and Regional Asset Directors
</li><li>Presents marketing strategies, tactics and performance, when needed, to clients
</li><li>Collaborates with Onsite Team Members and Regional Asset Directors on marketing programs that enhance property performance and support portfolio goals.</li><li>
Develops and executes strategic marketing plans for stabilized and/or lease up communities; evaluating ongoing performance and providing performance data reporting that aligns with KPIs for the industry, company performance metrics and market-specific targets</li><li>
Participates in property takeover/onboarding process; ensuring all marketing-related tasks are prepared for launch on day of takeover, including website, collateral, temp signage, paid digital, social media accounts and ILS advertising</li><li>
Project manage the development of community specific digital assets and collateral materials</li><li>
Provides marketing budget recommendations for acquisitions and supports annual budgeting efforts for portfolio</li><li>
Develops and conducts portfolio trainings for new programs and continuing education of marketing initiatives</li><li>
Conducts monthly touchpoints, at minimum, with Regional Asset Directors and Property Managers to review marketing performance for individual properties to review client expectations, adjust strategy, tactics, and marketing investment as needed</li><li>
Meets with advertising and marketing partners on a regular cadence, reviews service to confirm preferred rates and ideal service levels, recommends creative service providers, monitors and manages advertising suppliers for product performance and service quality, and fine tunes services/budgets if needed
</li><li>Provides marketing training and best practices to Onsite Team Members
</li><li>Oversees Onsite Team Members completion of marketing audits; ensuring ILS, lead tracking, website, concessions, and paid ad copy is up-to-date</li><li>
Collaborates and participates in marketing quarterly and annual program goals/projects</li></ul>
As the ideal candidate, your background includes:
<ul><li>Experience with Microsoft Office Suite.</li><li>
Able to work with individuals at all levels in the organization to accomplish company and department goals.</li><li>
Willingness (and excitement) to learn about Multifamily development and management.</li><li>
Professional presentation and conduct.</li><li>
Clear, effective written and verbal communication skills.</li><li>
Strong work ethic and commitment to organizational success.</li><li>
Comfortable balancing multiple workstreams simultaneously with tight deadlines.</li><li>
Must have a valid driver's license, current automobile insurance, and reliable transportation.

<ul><li>Welcomes and engages prospects, residents and guests in person in the office and by answer the phone.
</li><li>Prepares and schedules property viewings, conducts property tours and interviews prospective residents.
</li><li>Addresses and resolves residents and prospective residents' questions, concerns, and complaints in a timely manner.
</li><li>Processes potential resident applications (screening and reviewing results), renewing existing residents and creating rental agreements.
</li><li>Inspects property conditions and ensures standards of cleanliness are met. Coordinates with maintenance and housekeeping when needed.
</li><li>Maintains organized and updated resident files and records.
</li><li>Reports any problems or issues to the Community manager (or respective Leasing Manager).
</li><li>Maintains a professional, courteous manner with all residents, vendors, contractors, and fellow employees.
</li><li>Ensures compliance of all work-related activities in a fair, ethical and consistent manner.
</li><li>Helps/Assists and promote resident activities.

Investigates complaints and resolves conflicts. Secures property and implements safety precautions; responds to emergencies, reporting as required, and completing all documentation. As the ideal candidate, your background includes: 2 years of Affordable/LIHTC experience wanted Apply your financial skills/background to manage the property budget, accounts, and rent collections. Great customer service with excellent communication skills from relatable experience whether in any aspect of property management positions or hospitality (hotels, restaurants), retail service, etc. 2+ years of multi-family leasing management experience required with multiple years of leasing experience. High School diploma or equivalent required; bachelor&rsquo;s degree in business or related field preferred. Strong administrative and organizational skills with excellence in time management. Superb scheduling and prioritizing skills to coordinate work with vendors and contractors for property projects. As the ideal candidate, your background includes: Completion of high school/GED or specialized vocational training with at least three (3) years' experience in building and facility maintenance, some of which has been supervisory. Licensing and trade certification in HVAC, Electrical Wiring, or Plumbing are highly desired. Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc.; ability to do basic math for measuring, etc. Ability to prioritize and adhere to strict deadlines. High level of integrity; ability to handle confidential resident information. Use computers for data entry, word processing, spreadsheets, or custom applications.
