<div>Primary Purpose of Position:
Assist in construction related activities within the Boston Region. 
Essential Functions:
<ul><li>General assignments may include, but are not limited to:
</li><li>Reviewing scheduled work for compliance with building standards.
</li><li>Coordinating processes with 3 rd party consultants.
</li><li>Monitoring contractual work for efficiency, completeness, cost and service including but not limited to all tenant improvement, capital improvement and retail improvement work.
</li><li>Completing special projects of an administrative nature as assigned.
</li><li>Work with management and support staff(s) to assure continuity and service in all functional areas.
</li><li>Respond to requests regarding special services; communicate with management staff and follow-up to ensure task completion.
</li><li>Coordinate with security, accounting, support services, retail, property management and leasing departments for effective service, communicative needs and work together to build efficient customer services.
</li><li>Participate in budget review as required.
</li><li>Assist in the archiving of CAD drawings and hard copy drawings.
</li><li>Assist in the estimating of Tenant Improvement projects.
</li><li>Provide Lease exhibits and documentation for the Leasing Group.
</li><li>Attend management meetings as requested.
</li>Organize and present data/information utilizing PowerPoint, Excel and/or MS Word software.

<ul><li>Build relationships with BXP staff, tenants, consultants, vendors, and the community.
</li><li>Expand knowledge on external market influences that affect organizational philosophies and performance.

</li></ul>Requirements and Qualifications:
<ul><li>Must be currently enrolled in a Bachelor&rsquo;s Degree Program in Real Estate, Engineering, Construction Management or related field with a GPA of 3.0 or higher preferred.
</li><li>Completion of freshman year required. Completion of sophomore year preferred.
</li><li>Valid driver&rsquo;s license and access to a vehicle required.
</li><li>One year of prior work experience with a general contractor preferred.
</li><li>Highly dependable self-starter with superior verbal and written skills.
</li><li>Good computer skills; word processing, spreadsheet and database software; Microsoft Office suite.
</li><li>Ability to interact with co-workers, tenants, contractors and vendors in an articulate, pleasant, courteous and business-like manner at all times providing the best representation of Boston Properties possible.
</li><li>Strong written and oral communication skills.
</li><li>Strong organizational and coordination skills with the ability to work effectively under pressure.

Construction Co-Op

<div>Primary Purpose of Position:
Oversee, monitor, and facilitate engineering operations for existing assets, new development, and acquisition projects in the regional portfolio. Provide the technical and operational oversight, expertise and training required for a best-in-class operation. 
Essential Functions:
Building Operations
<ul><li>Oversee management of engineering operations at existing assets and new development projects to ensure consistency of performance, including operations plans, standard operating procedures (SOP), emergency response and safety protocols.
</li><li>Lead, support and develop high performance teams.
</li><li>Assist in the development and tracking of utility budgets, research and execute energy and resource conservation opportunities.
</li><li>Represent BXP at client construction meetings as necessary.
</li><li>Manage drawing review process for ground up development, asset repositioning and client alteration processes.
</li><li>Accountable for compliance with internal and external policies, procedures and requirements including but not limited to Arc Flash, NFPA-92 and ASHRAE 188 Water Management Plans.
</li><li>Manage the proficient operation of assets to certify all systems are maintained in first class condition. Building systems to include and not be limited to: HVAC, electrical, plumbing, elevator, energy management, fire alarm, sprinkler, and associated support equipment.
</li><li>Oversee engineering operating budgets.
</li><li>Procure and evaluate bid proposals for service contracts and one-time projects e.g., life safety, electrical and mechanical services.
</li><li>Liaise with engineering labor contractor to coordinate all engineering related services; coordinate staffing requirements and recruiting efforts.
</li><li>Manage engineering related functions from design input, construction, commissioning and transition from construction to operations.
</li><li>Assist with company acquisitions by conducting building conditions assessments and developing operating budgets and capital plans.
</li><li>Manage Angus Anywhere preventative maintenance, loss control and service call programs; manage work productivity through service call and preventive maintenance program reporting.
</li><li>Ensure contracted maintenance, repair and/or construction activities conform to established building policies and standards.
</li><li>Conduct periodic building inspection and audits to confirm compliance with operations and maintenance programs including service call programs, preventative maintenance, loss prevention activities, safety training, hazardous materials, OSHA compliance, water treatment and record keeping.
</li></ul>Supervisory
Provide direction in managing the engineering staff through hiring, performance management, and annual performance review and compensation process for assigned engineering staff, if applicable.

</li></ul>Requirements and Qualifications:
<ul><li>High School Diploma or equivalent educational certification required.
</li><li>Accredited technical school, military or college certification in HVAC or Operating Engineering Technologies preferred.
</li><li>A minimum of 8-10 years of progressively responsible experience in the engineering, construction, and operations of class A commercial office buildings.
</li><li>Knowledgeable in applicable codes and standards at local, state and federal levels for commercial office building operations; develop working relationships with both internal and external resources to assist with code review and interpretation.
</li><li>Certified Energy Manager (CEM) preferred.
</li><li>RPA Real Property Administrator (RPA) preferred.
</li><li>Operating and/or Steam Engineering license preferred.
</li><li>Licensed mechanical engineer certification preferred.
</li><li>Knowledgeable in OSHA and National/Local Building Codes.
</li><li>Excellent mechanical aptitude and a demonstrated proficiency in the operation, and maintenance of electrical and mechanical systems.
</li><li>Excellent troubleshooting and diagnostic skills.
</li><li>Excellent technical and proven problem-solving skills.
</li><li>Proven customer service skills.
</li><li>Excellent leadership skills.
