JOB SUMMARY:
The Maintenance Supervisor is a hands-on supervisor responsible for leading the efforts of the maintenance team to ensure the property is in top condition. Oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety and overall functionality. In addition, in coordination with the Property Manager, the Maintenance Supervisor is also responsible for supervising and scheduling maintenance activities for all maintenance staff.
CLASSIFICATION: Full-Time, Hourly/Non-Exempt
SHIFT: Monday - Friday 8 am-5 pm; Weekends On-Call
COMPENSATION: $30-$35 per hour (this position may be eligible for monthly commissions and quarterly bonuses).
ESSENTIAL DUTIES:
1. Supervise and schedule maintenance activities for the property and maintenance staff.<ul><li>
Supervise maintenance staff and communicate assignments and major tasks to be completed.</li><li>
Complete and evaluate the daily/weekly completion of all work orders.</li><li>
Monitor and maintain required permits for operating the property, such as pool, elevator, etc.</li><li>
Assist the property manager with supervising all work by outside contractors.</li><li>
Ensure all equipment is operated in a safe manner.</li><li>
Create schedules and be available for &ldquo;on-call&rdquo; for after-hours, weekend, and holiday emergencies.</li><li>
Inspect each vacant unit during and after make-ready activity.</li></ul>
2. Coordinate, schedule and respond to service requests.<ul><li>
Establish priorities for service request and assign service request to maintenance staff.</li><li>
Repair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.</li><li>
Repair/replace any unit material and perform regular maintenance requests.</li><li>
Identify and schedule preventative maintenance, such as filter change, power washing, etc.</li><li>
Develop maintenance schedules and enforce them among maintenance staff.</li></ul>
3. Order Supplies and manage the maintenance budget.<ul><li>
Assist the property manager in the budget process and ordering of materials and supplies.</li><li>
Obtain approval prior to placing orders for major expenses and for unbudgeted items.</li></ul>
4. Manage property maintenance personnel.<ul><li>
Create, mentor, and manage a cohesive maintenance team in accordance with policies.</li><li>
Ensure staff receives new hire safety orientation as well as annual safety training.</li><li>
Report any worker&rsquo;s compensation issues and/or employee incidents immediately.</li></ul>
5. Other duties as assigned.
Requirements:
<ul><li>Minimum 2 years&rsquo; general residential maintenance experience.</li><li>
Minimum 2-3 years' supervisory experience.</li><li>
HVAC Certification</li><li>
Pool Certification</li><li>
Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.</li><li>
Certifications/licenses as required by local, state, or other regulations.</li><li>
Must have reliable transportation, maintain auto insurance, and have a valid driver&rsquo;s license.</li><li>
Strong communication and customer service skills.</li><li>
Ability to work on-call as scheduled and work weekends and after hours as necessary.</li></ul>

This leasing agent will be working between two properties in the same portfolio. 
CLASSIFICATION: Full-Time, Hourly/Non-Exempt
SHIFT: Monday-Saturday 9 am- 6 pm (Day off during the week)
COMPENSATION: $17-$18 per/hour, DOE (this position is also eligible for monthly commissions and discounted housing).
ESSENTIAL DUTIES:
1. Client Relations:<ul><li>
Responsible for carrying out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure Cornerstone is meeting the Client's objectives and expectations.</li></ul>
2. Communication:<ul><li>
Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing Cornerstone.</li></ul>
3. Leasing/Occupancy<ul><li>
Maintain occupancy levels as established by owner/budget expectations.</li><li>
Exhibit professional leasing techniques.</li><li>
Assist with the completion of the monthly Market Surveys and analysis.</li><li>
Assist with advertising and marketing strategies for the apartment community as needed.</li><li>
Exhibit closing ratios in regards phone and walk-in traffic per Cornerstone policy.</li><li>
Assist with ensuring that all online marketing sources are updated (e.g., Craigslist) daily.</li><li>

JOB SUMMARY:
The Assistant Property Manager for HUD/LIHTC property assists Property Manager with managing operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for assigned residential property. 
CLASSIFICATION: Part-Time, Hourly/Non-Exempt 
SHIFT: Monday 11 am - 5 pm; Friday 11 am - 5 pm; and Saturday 9 am-1 pm 
COMPENSATION: $11-$12 per hour, eligible for Monthly Commissions 
ESSENTIAL DUTIES:
1. Assist Property Manager in managing day-to-day operations.<ul><li>
Ensure all monies received are deposited and recorded on a daily basis and confirm proper bookkeeping procedures.</li><li>
Promptly respond to resident concerns, comments, and/or complaints.</li><li>
Ensure that the proper move-in paperwork, keys, and remotes are prepared for a new resident.</li><li>
Inspect make-ready apartments prior to move in.</li><li>
Maintain and/or create a resident renewal program to encourage resident retention.</li></ul>
2. Assist with management of property maintenance with the assistance of the maintenance team.<ul><li>
Assist in managing requests for repairs and maintenance and evaluate timely completion of work orders.</li><li>
Monitor electric, water, and gas usage on the property.</li></ul>
3. Manage and monitor rental collection.<ul><li>
Ensure rent and other charges are collected timely and posted daily.</li><li>
Ensure the proper legal notices are given, and deadlines met concerning filing eviction, filing writs, and attending court hearings.</li><li>
Assess the move-out condition of apartments and have a final account statement sent with the final disposition.</li></ul>
4. Manage, create, and monitor marketing activities.<ul><li>
Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property.</li><li>
Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents.</li></ul>
5. Perform other duties as assigned or requested to support property operations.
Requirements:

EXPERIENCE:
REQUIRED<ul><li>
High school diploma or GED.</li><li>
Minimum two years&rsquo; property management industry experience and HUD/LIHTC experience.</li><li>
HUD and Tax Credit Section 42 experience required</li><li>
One-Site or other property management software.</li><li>
Must have reliable transportation, maintain auto insurance, and have a valid driver&rsquo;s license.</li><li>
Proven ability to market properties.</li><li>
Strong communication and customer service skills.</li><li>

JOB SUMMARY:Leasing Agents welcome prospective residents, assist with viewing/touring the property, provide accurate information about each apartment home, properly process rental applications, secure lease agreements from qualified persons, and assist with lease renewals as required. The Leasing Agent is responsible for conducting all job duties in accordance with Fair Housing Laws and Company policy and supports the overall objective of meeting the expectations of the Client, based on the respective financial operating budget and management agreement. 
CLASSIFICATION: Part-Time, Hourly/Non-Exempt
SHIFT: Monday-Wednesday 9 am- 6 pm ; Saturday 10 am - 1 pm
COMPENSATION: $17 per/hour, DOE (this position is also eligible for monthly commissions).
ESSENTIAL DUTIES:
1. Client Relations:<ul><li>
Responsible for carrying out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure Cornerstone is meeting the Client's objectives and expectations.</li></ul>
2. Communication:<ul><li>
Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing Cornerstone.</li></ul>
3. Leasing/Occupancy<ul><li>
Maintain occupancy levels as established by owner/budget expectations.</li><li>
Exhibit professional leasing techniques.</li><li>
Assist with the completion of the monthly Market Surveys and analysis.</li><li>
Assist with advertising and marketing strategies for the apartment community as needed.</li><li>
Exhibit closing ratios in regards phone and walk-in traffic per Cornerstone policy.</li><li>
Assist with ensuring that all online marketing sources are updated (e.g., Craigslist) daily.</li><li>
Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.</li><li>
Assist with resident retention programs.</li><li>
Ensure the safety, comfort, and privacy of all property residents.</li><li>
Ensure move-in orientation is completed consistently with new residents.</li></ul>
4. Reporting and Document Management<ul><li>
Maintain appropriate resident files including forms, leases, documents in accordance with Cornerstone Standard Operating Procedures.</li><li>
Responsible for the daily integrity and confidentiality of resident files.</li><li>
Ensure that documents and reporting systems are maintained, updated, and organized.</li><li>
May assist in periodic reporting requirements as requested.</li></ul>
5. Risk Management<ul><li>
Ensure compliance of risk management items such as reporting timely and/all injuries, illnesses, property damage following proper standard operating procedures.</li></ul>
6. Facility Maintenance<ul><li>
Assist residents with reporting of maintenance needs.</li><li>
Document facility and maintenance needs and ensure timely completion.</li><li>
Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.</li><li>
Follow up on maintenance requests to promote resident communication and satisfaction.</li></ul>
7. Other duties as assigned
Requirements:
<ul><li>Minimum 1 year of experience in a similar role, preferably within Residential Property Management.</li><li>
Experience in hospitality, retail, sales, or customer service will also be considered.</li><li>
Minimum 1 year of customer service and sales experience.</li><li>
High School diploma or equivalency certificate required.</li><li>
Valid Driver's License, a good driving record, and current motor vehicle insurance which meets State requirements.</li><li>
Must be proficient in speaking, reading, and writing in English.</li><li>
Strong computer skills (MS Office, Google Apps, property management-related software, email, internet, social media).</li><li>
Must be able to pass a background and drug screening.</li><li>
Must have LIHTC experience.</li></ul>
