Job Overview: 
As a Community Manager, you will provide strong leadership and management direction on behalf of Board of Directors and FirstService Residential. This position will oversee the entire operation and consistently adhere to and execute the mission and vision of the Board and community. This position has oversight of all aspects related to the business and operations of the community. The purpose of this role is to create a single point of contact in the community, enhance communication and create effective oversight of staff and operations. The Community Manager has the sole duty of the day-to-day operations, legal compliance and overall oversight of the association and staff. 
 
Your Responsibilities:<ul><li>
Provide leadership and direction in the development of short-term and long-range plans. Develop recommendations for goals and action plans to achieve Board objectives. Lead annual goal setting.</li></ul><ul><li>
Review organization structure, job descriptions, and functions. Make recommendations to the Board as to any potential changes.</li><li>
Partner with public, private and volunteer organizations to provide community services when necessary.</li><li>
Support the activities of the various Board sub-committees.</li><li>
Knowledge of all Community Governing documents. Provide recommendations on revisions.</li><li>
Continual process of seamless connection between the Board of Directors and committees.</li></ul><ul><li>
Provide community leadership and guidance to ensure that the needs or desires of the homeowners are being addressed.</li><li>

Shall at all times ensure due diligence for the protection of client&rsquo;s funds, property and assets against all reasonably foreseeable contingencies or losses.</li><li>

 Skills &amp; Qualifications:<ul><li>
Bachelor's degree in business or related field from an accredited college or university, and three years&rsquo; experience in Property Operations, Hospitality or Construction; or equivalent combination of education and experience. Must have any state specific certifications and licenses or they are preferable to not required by the state.</li><li>
A minimum of seven years of successful community management experience or equivalent professional experience in a related field, with at least 4 of those years responsible for a staff with a variety of expertise, background and job assignments.</li><li>
Management experience in a small or medium-sized organization including responsibility for more than one functional department or division preferred.</li><li>
Understanding of physical building management, Condominium law, financial planning and law affecting property management.</li><li>
Valid Driver&rsquo;s License and State Mandated Vehicle Insurance</li><li>
Commitment to obtain CPM, PCAM, ARM or AMS designations or equivalent.</li></ul>

Front Desk (Overnight)

Job Overview: 
 
The Design Review &amp; Inspection Coordinator will review and process architectural applications for new construction, landscaping, and exterior home improvements, providing recommendations to the Design Review Committee (DRC). Schedule and conduct site inspections to ensure project compliance with governing documents and approved plans. Serve as a point of contact for the DRC, supporting compliance efforts, attending meetings, and handling administrative tasks. Deliver exceptional customer service by guiding homeowners and contractors through the design review process, educating them on guidelines and procedures, and maintaining accurate records of all communications, submittals, and inspections. 
 
Compensation: $29.50 - 32/hr 
 
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Interact with homeowners regarding Design Guidelines, exterior home and landscape modification inquiries, application results, and design review processes.</li><li>
Prepares for and attends weekly Design Review Committee (DRC) meetings as designated by association requirements.</li><li>
Ensures adherence to Association policies and procedures as documented in the Association&rsquo;s governing documents, and compliance with corporate, civil code, and state and federal obligations.</li><li>
Maintains accurate and complete records in the Association shared drive and in Connect to document, track, and update design review requests and correspondence.</li><li>

As a Community Association Manager - Portfolio, you&rsquo;ll provide strong leadership and management direction on behalf of the Board of Directors and FirstService Residential. This role reports to our Hoffman Estates corporate office, overseeing a portfolio of associations in the suburbs of Chicago.

Community Association Manager, Portfolio

Job Overview:
 
This position assumes total responsibility for the &ldquo;physical plant.&rdquo; Closely monitors, identifies, and communicates problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware, other minor building repairs and cleanliness. Makes recommendations, performs repairs, replacement maintenance and implements preventive maintenance as established by Company procedures and guidelines. 
 
 Your Responsibilities:<ul><li>
Maintains a safe and secure environment throughout the building(s).</li><li>
Supervises, trains, and directs maintenance staff through work orders.</li><li>
Plans, monitors, and appraises job results, coaches, counsels, and disciplines employees.</li><li>
Assesses repair needs and estimated time needed for repair (including evaluating problems to determine whether professional assistance or further instruction is needed to complete task/repair).</li><li>
Monitors the functions of service contractors and building repair and maintenance contractors.</li><li>
Inventories and acquisitions maintenance supplies.</li><li>
Maintains disaster preparedness by identifying potential problems, developing response plans, managing crises.</li><li>
Completes reports/work orders of repairs (work needed).</li><li>
On call availability for emergencies and projects as assigned by property manager.</li><li>
Schedules and assigns work responsibilities to employees to meet shift requirements.</li><li>
Requests materials, tools, and supplies needed for a job.</li><li>
Administrates preventive/reactive maintenance schedule.</li><li>
Records and evaluates preventive maintenance activities and programs.</li><li>
Oversees or participates in construction, installation, and preventative maintenance of equipment.</li><li>
Observes/evaluates corrective maintenance or repair on equipment.</li><li>
Orients and trains employees to perform maintenance activities and tasks.</li><li>
Follows safety procedures and maintains a safe work environment.</li><li>
Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs if a permit is not required to conduct the job.</li><li>
Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.</li></ul> 
 
Skills &amp; Qualifications:<ul><li>
High school diploma or equivalency preferred. Maintains current knowledge in the field of</li></ul> 
maintenance repairs and replacements through industry sponsored educational seminars.
<ul><li>HVAC and/or other related trade licenses/ certifications may be required.</li><li>
Must possess strong maintenance and repair skills in HVAC, cooling towers, chillers, painting, carpentry, plumbing and electricity.
</li><li>Requires a minimum of three (3) to five (5) years general experience in building trades, repair and replacement maintenance or handy work.
</li><li>Supervisory experience preferred.</li><li>
Proficiency and working knowledge of Microsoft offices applications - Word, Excel spreadsheets, and e-mail.
</li><li>Effective written and verbal communication skills.
</li><li>Strong customer service, communication and interpersonal skills required.</li><li>
Maintain a valid Florida driver&rsquo;s license.</li></ul> 
 
Physical Requirements:<ul><li>
Ability to lift to 50 lbs. following appropriate safety procedures.</li><li>
Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body.</li><li>
Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling, and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions.</li><li>
Climb ladders and work at heights above ground level (maximum 14 ft on A-frames and 21 ft on extension ladders)</li><li>
Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain, humidity)</li><li>
Repeat various motions with the wrists, hands, and fingers.</li><li>
Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks.</li><li>
Communicate, receive, and exchange ideas and information by means of the spoken and written word.</li></ul> 
 
Supervisory Responsibilities:<ul><li>
Responsible for management of maintenance team members</li></ul> 
 
Compensation: $90 -$95 Annually 
 
Schedule: Monday - Friday
