Job Overview: 
As a Senior Property Manager, you will be responsible for the daily management of a portfolio of cooperative and condominium hi-rise properties.in Manhattan. The job duties listed are typical examples of the work performed by positions in this job classification. Your Responsibilities:<ul><li>
Oversee all aspects of building management while acting as a liaison between the Board, tenants, and the Company.</li><li>
Responsible for leading the Board of Director/Manager meetings by keeping focus on the agenda created.</li><li>
Load tasks onto the resident/building database, FSRconnect, in Task Administration within 48 hours of any board or annual meeting.
</li><li>Prepare Board meeting minutes in a timely and professional fashion and deliver to Board within three days of meeting.
</li><li>Submit board meeting &ldquo;agenda packages&rdquo; to Board as required but at least four days prior to meetings using the Meeting Management System.
</li><li>Responsible for handling emergency situations and crisis management.
</li><li>Supervision and training of building staff members (union and non-union).</li><li>
Conduct thorough interviews for potential building open positions. Responsible for the coordination of background and drug tests of potential new hires.
</li><li>Conduct and manage adequate training of new staff members, as well as the ongoing training of existing staff.</li><li>
Impose progressive disciplinary action if and when required.</li><li>
Responsible for the development and implementation of building staff work schedules as well as weekly approvals of building staff payroll in ADP.
</li><li>Conduct periodic staff performance evaluations. Develop improvement strategies for the performance of building staff members.
</li><li>Monitor the cash and reserve funds of the property.
</li><li>Responsible for final review of operating statements and monthly financial reports.</li><li>
Actively participate in the preparation of annual operational budgets
</li><li>Assist the property accountant in the presentation of the annual budget to the Board.</li><li>
Keep track of property financial variance reports.
</li><li>Constantly seek, evaluate, and execute methods to preserve client cash and capital.
</li><li>Responsible for overseeing building repairs and apartment alterations.</li><li>
Approve payment of vendor invoices via accounts payable software, AvidXchange.</li><li>
Diligently monitor and take appropriate action on delinquent tenant/shareholder/owner accounts.
</li><li>Ensure that all building permits, licenses, etc. are compliant with state and local rules and regulations.</li><li>
Responsible for taking immediate action to resolve new violations.</li><li>
Ensure that old violations of record are resolved on a timely basis.</li><li>
Ensure implementation of security and safety safeguards and procedures for portfolio of properties managed.
</li><li>Perform regular property inspections to ensure building safety, maintenance, cleanliness, etc.</li><li>
Responsible for the communication of mechanical/building deficiencies and issues with building staff and other appropriate parties involved.</li><li>
Identify, discuss, plan, and negotiate with vendors to complete all necessary capital improvement projects.</li><li>
Responsible for ensuring proper vendor insurance with Vive and assisting with annual building insurance renewals, including coordinating, and completing any required scheduling insurance tasks.</li><li>
Responsible for overseeing the maintenance requirements of the properties' physical plants, such as boiler conversions and HVAC systems, and regularly obtaining vendor service contract proposals for Board review.</li><li>
Interface with all internal department personnel (accounting, compliance, closings, etc.).</li><li>
Maintain and organize electronic and paper tenants and building files.
</li><li>Respond to all communications (phone, email, etc.) in a timely and professional manner, ensuring same-day responses to emails and calls received before 3 PM.</li><li>
Be familiar with critical provisions of client management contracts.</li><li>
Maintain substantial compliance and follow Property Management Best Practices, particularly FSRconnect.
</li><li>Email the supervisor within 24 hours of a board or annual meetings with a succinct description of the general tone of the meeting and ensure the property questionnaire is kept current with any relevant updates.</li></ul> 
 
Skills &amp; Qualifications:<ul><li>
Bachelor's degree required. Certifications desired</li><li>
8-10 years&rsquo; experience in New York City residential condominium and cooperative property management.</li><li>
Must have superior verbal and written communications skills and proven customer service exposure.</li><li>
Must have strong financial acumen, with the ability to analyze, prepare and manage budgets, cash flow, and financial statements effectively.
</li><li>Need to have a high energy type of attitude to deal with the day to day tasks and able to multi-task under pressure and stressful situations.</li><li>
Must have exceptional organizational skills, with the ability to manage multiple priorities, stay consistent, and remain flexible and adaptable to change while maintaining a high level of accuracy and attention to detail. Proven leadership and teamwork skills and attributes.</li><li>
Demonstrated experience in large, complex accounts with multiple clients and stakeholders.</li><li>
Excellent decision making and analytical skills to effectively tackle issues or challenges that may occur daily.</li><li>
Excellent time management skills to meet deadlines and display efficiency.</li><li>
Working knowledge of Microsoft office and Windows environment necessary.</li><li>

Job Summary 
The Leasing Platforms Specialist provides hands on support and administration for the software platforms used by the rental division, with a focus on Yardi (Voyager and associated modules), On-Site and other operational systems. This role ensures that systems operate efficiently, are properly configured and support day-to-day functions such as leasing, accounting, workflows, data management and reporting. The Leasing Platforms Specialist troubleshoots issues, assists with system updates and enhancements, manages user access and collaborates with operational teams and vendors to maintain reliable platform performance. 


Key Responsibilities 
<ul><li>Administer, configure, and maintain all rental division software platforms (Yardi, On‑Site, and related systems), including user setup, access rights, roles and security controls.

Leasing Platforms Specialist

Job Overview: 
This position is responsible for cleaning projects requiring advanced training and demonstrated skill. Inspect work performed in assigned building/property(s) and submits reports to the Supervisor. Positions may be indoors to maintain the interior of the community, outdoors to maintain the exterior, or a mixture of both.

Performs a variety of cleaning/maintenance duties as assigned including but not limited to sweeping, mopping, shampooing, dusting, polishing, trash disposal, replacing light bulbs and window cleaning.</li><li>
Inform Supervisor of needed supplies.</li><li>
Maintains all cleaning solutions in accordance with OSHA requirements for hazardous chemicals.</li><li>
Remove trash from premises and assist in emergency cleaning.</li><li>

Maintains a friendly and professional attitude.</li><li>

Job Overview:
As a Groundskeeper, you&rsquo;ll be responsible for maintaining the overall appearance and cleanliness of the building/facility. 
Your Responsibilities:
<ul><li>Cuts grass, maintains lawn, trims around trees, walkways and markers.
</li><li>Clears debris and maintains drives and walkways in safe condition.</li><li>
May be required to assist in the loading and unloading of supplies, equipment and/or merchandise.</li><li>
Maintains, services, cleans and properly stores equipment.</li><li>
Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.</li></ul> 
Skills &amp; Qualifications:
<ul><li>High school diploma or equivalency preferred.
</li></ul><ul><li>Must have experience using handheld tools such as weed cutter, push lawn mower, hedge trimmer, edger, leaf vacuum, blower and others.
</li><li>Multiple language fluency is desirable.</li><li>
Previous experience preferred.
</li><li>Must comply with OSHA and EPA guidelines concerning storage and use of chemical substances.
</li><li>Strong customer service, communication and interpersonal skills required.</li></ul> 
Physical Requirements:
<ul><li>Ability to lift 50 lbs following appropriate safety procedures
</li><li>Work in an upright standing position for long periods of time</li><li>
Climb ladders and work at heights above ground level (maximum 3ft)
</li><li>Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain)
</li><li>Walk and climb stairs
</li><li>Handle, finger, grasp and feel objects and equipment</li><li>
Reach with hands and arms

Job Overview:
 
As a Front Desk Associate, you&rsquo;ll be responsible for working independently, and without direct supervision. Possess strong communication, telephone, and customer service skills. Be detailed oriented and able to multitask. Meet and greet residents; checks guests and service providers in/out. Able to understand and react to emergency response and access control procedures; monitors and operates electronic security control systems; and accurately maintains daily logs, records and forms. 
 
Your Responsibilities: 
<ul><li>
Demonstrates excellent customer service, communication, and time management skills.</li><li>
Monitors Emergency Response System.</li><li>
Greets and directs Residents, guests, and invitees.
</li><li>Monitors and controls Electronic Security Control Systems.</li><li>
Responds to emergency situations in a timely and efficient manner.</li><li>
Monitors and controls access to the building.</li><li>
Maintains daily log, records, and forms.
</li><li>Resolves and follows-up on all complaints/issues.
</li><li>Maintains a safe and secure environment throughout the building/property(s).</li><li>
May be assigned other duties by the on-site property manager.</li><li>
Follows safety procedures and maintains a safe work environment.</li><li>

Skills &amp; Qualifications:
 
<ul><li>High school diploma or equivalency preferred.
</li><li>College level courses in business or hospitality preferred.
</li></ul><ul><li>Two (2) to three (3) years of business experience preferred.</li><li>
Computer literacy: command of information system hardware/software is preferred.</li><li>
Effective written and verbal communication skills.
</li><li>Multiple language fluency is desirable.</li>
Strong customer service, communication and interpersonal skills required.
