 What You Will Do
 
 
 
 As a Superintendent, you will be the on-site leader responsible for the safe, high-quality, and on-schedule completion of our multifamily developments.
 
 
 <ul>
 <li>
 Site Leadership: Coordinate, direct, and supervise all on-site construction activities, field personnel, and subcontractors from ground-up initiation to final tenant turnover.
 </li>
 <li>
 Schedule &amp; Budget: Maintain and drive the project schedule, proactively identifying and mitigating potential roadblocks to ensure projects are delivered on time and within budget.
 </li>
 <li>
 Quality Control: Ensure all construction conforms strictly to plans, specifications, regulatory codes, and the owner's quality expectations.
 </li>
 <li>
 Safety &amp; Compliance: Promote a culture of safety, organization, and professionalism, strictly enforcing all OSHA and company safety protocols.
 </li>
 <li>
 Communication: Serve as the primary on-site representative, liaising effectively with Project Management, subcontractors, inspectors, and design teams.
 </li>
 <li>
 Reporting: Track and document daily progress, manpower utilization, material status, and critical site conditions.
 
 
 </li>
 </ul>
 
 What You Will Bring
 
 
 
 <ul>
 <li>
 5+ years of direct experience as a Construction Superintendent, with a substantial background in Multifamily (Apartments/Residential), including ground-up construction and/or complex residential renovations.
 </li>
 <li>
 Demonstrated ability to manage all phases of construction for complex projects (e.g., wood-frame, garden style, or podium construction).
 </li>
 <li>
 Expert knowledge of construction means, methods, safety standards, and local building codes.
 </li>
 <li>
 Exceptional leadership, team-building, and communication skills.
 </li>
 <li>
 Proficiency with construction management software (e.g., Procore) and scheduling tools.
 </li>
 <li>
 OSHA 30 certification is highly desirable.

 Call, qualify, screen and prep candidates and clients for interviews and assist in the negotiation of job offers

 Conduct reference checks on candidates

 Consistently perform high outbound activity to source clients and candidates

 Must be comfortable establishing relationships over the phone

 Effective negotiation skills

 A degree is preferred but not required
 </li>

 Successful completion of gpac training and all training requirements
