The Maintenance Supervisor is responsible for the day-to-day maintenance operations of an assigned property and ensures that the overall physical aspects of the property meet the Company&rsquo;s established standards and any applicable laws. This position is also responsible for quality control, purchasing and supply management, budgeting, Risk Management, and personnel administration.</div><div></div><div><b><br>
Essential Duties &amp; Responsibilities</b></div><div>
 Coordinates the day-to-day operations of the property.</div><div>
 Assists Community Manager with interviewing and hiring maintenance staff.</div><div>
 Directs and supervises daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks and delegating work, monitoring progress and work flow, reviewing work for timeliness and accuracy, and appraising work performance.</div><div>
 Consults with Community Manager to determine and implement associate performance actions, which includes raises, promotions, discipline, terminations, etc.</div><div>
 Schedules, monitors and performs semi-annual preventative maintenance and apartment turns.</div><div>
 Leads on-site maintenance staff and participates in diagnosing problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, appliances and other areas as necessary.</div><div>
 Manages and responds to resident maintenance issues and repairs by responding promptly and professionally.</div><div>
 Inspects apartments before and after move-in and move-outs, as well as after the apartment has been turned.</div><div>
 Performs property inspections on a regular basis in order to maintain cleanliness and proactively identify problems.</div><div>
 Ensures swimming pool and fitness areas are inspected daily.</div><div>
 Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance team to items that need to be repaired.</div><div>
 Manages vendor selection and vendor relations, so as to ensure quality performance.</div><div>
 Obtains bids from outside contractors as well as oversees contractor work for completeness.</div><div>
Purchases maintenance supplies for the property while ensuring expense control when possible by procuring clear apples to apples bids.</div><div>
 Reviews, prepares, and submits property invoices accurately and in accordance with established guidelines.</div><div>
 Communicates with Community Manager regarding the overall maintenance function at the property.</div><div>
 Ensures excellent customer service to prospective and current residents and promotes a quality living experience for all residents.</div><div></div><div><b><br>
Education and/or Experience</b></div><div>
 High School diploma or equivalent.</div><div>
 Minimum 3 years of previous experience in property management maintenance, other building maintenance or related trade is required.</div><div></div><div><b><br>
Skills/Specialized Knowledge</b></div><div>
 Ability to read, write, understand, and communicate in English.</div><div>
 Ability to use a personal computer and has working knowledge of Microsoft Word and Excel, as well as computer tracking systems used at the property.</div><div>
 Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key tracking system.</div><div>
 Excellent customer service and interpersonal skills; ability to relate to others.</div><div>

Maintenance Supervisor

<p><b>Hamilton Point Property Management</b></p><p>The <b>Community Manager</b> is responsible for the day-to-day operations of an assigned property. The Community Manager will maximize the property&rsquo;s net operating income and otherwise facilitate optimum performance of the property, which includes effectively managing personnel, leasing, collections, resident services, maintenance, risk management, expense control, revenue enhancement, capital improvements, information reporting, and compliance with applicable laws and company policies.</p><p><b>Essential Duties &amp; Responsibilities</b></p><p> Interviews, hires, trains, and supervises property staff.</p><p> Plans and prepares associate work schedules, assigns tasks and delegates work, monitors job progress and work flow, reviews work for timeliness and accuracy, and appraises work performance.</p><p> Implements Associate performance actions, such as raises, promotions, discipline, terminations, etc.</p><p> Resolves Associate disputes, promotes Associate retention, and controls Associate turnover.</p><p> Approves all prospective resident applications, discounts and renewal leases, and signs all leases.</p><p> Responsible for collecting, approving, and submitting leasing and other bonuses timely and accurately.</p><p> Maintains budgeted occupancy levels, budgeted rental rates, and other property goals.</p><p> Prepares, executes, and monitors operating budget, ensures expense control, and maintains effective rental collections.</p><p> Prepares, analyzes, and evaluates property status reports, such as financial statements and variance and occupancy reports.</p><p> Accurately prepares and submits property invoices and payroll information in accordance with established guidelines.</p><p> Maintains knowledge of market conditions and develops and implements resident retention, marketing, and advertising programs.</p><p> Manages resident issues such as neighbor disputes, renewal terms, and maintenance repairs.</p><p> Manages vendor selection and vendor relations, so as to ensure quality performance.</p><p> Manages petty cash card usage and reconciliation.</p><p> Maintains organized file system for resident information and personnel records.</p><p> Performs property inspections, so as to ensure visual appeal of property and maintain hazard-free conditions.</p><p> Communicates with supervisor and/or property owners regarding the overall function of the property.</p><p> Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.</p><p> Responsible for reporting general liability claims, workers compensation claims, and property loss claims timely and</p><p>accurately.</p><p> Responsible for shopping competitive properties.</p><p> Demonstrates social media activity and experience in managing and creating engaging content across various platforms.</p><p> Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.</p><p> Prepares and practices emergency plan, including evacuation, earthquake or inclement weather drills, and determines where people will go in the event of an emergency or disaster.</p><p><b>Skills/Specialized Knowledge</b></p><p> Ability to read, write, understand, and communicate in English.</p><p> Ability to use a personal computer and has working knowledge of email, Microsoft Word and Excel, and Entrata or other on-site accounting software.</p><p> Ability to use general office equipment, such as telephone, fax machine, printer, copier, 10-key, and key track system.</p><p> Excellent customer service and interpersonal skills;
