SECTION-1: JOB DETAILSQualification: CA(Finalist)/ACCA(Qualified)/CMA(Qualified) Experience: 05&ndash;10 years of relevant experience, preferably in mall, real estate, or property management and strong experience in receivables management and recovery.Preferably: Female CandidateReports To: CFO / CEO/ GMSECTION-2: JOB PURPOSEThe Senior Manager Accounts, Finance &amp; Recovery is responsible for overseeing the complete financial, accounting, and recovery operations of the mall. The role ensures proper financial controls, timely revenue recovery from tenants, compliance with Pakistan&rsquo;s statutory and tax requirements, and accurate financial reporting to management.SECTION-3: POSITION DIMENSIONS1: Accounts Payable Management<ul><li>Oversee day-to-day accounting operations including GL, AP, AR, and bank reconciliations</li><li>Ensure accurate maintenance of books of accounts in compliance with company policies and applicable accounting standards</li><li>Prepare and review monthly, quarterly, and annual financial statements</li><li>Monitor cash flow and ensure availability of funds for operational requirements</li><li>Coordinate with internal and external auditors and close audit observations</li></ul>2: Budgeting &amp; Financial Planning<ul><li>Prepare annual budgets, forecasts, and cash flow projections</li><li>Monitor budget versus actual performance and report variances to management</li><li>Support senior management with financial analysis and planning</li><li>Implement cost control measures to improve financial efficiency</li></ul>3: Rent, Revenue &amp; Recovery Management<ul><li>Ensure timely billing of rent, CAM charges, utilities, signage, and other tenant charges</li><li>Monitor tenant receivables and ageing on a regular basis</li><li>Lead recovery of outstanding dues from tenants</li><li>Coordinate with leasing and legal departments for defaulters and disputed cases</li><li>Implement recovery plans to minimize overdue receivables and bad debts</li></ul>4: Tenant Coordination &amp; Lease Compliance<ul><li>Coordinate with tenants regarding billing issues, statements, and payment follow-ups</li><li>Ensure financial clauses of lease agreements are properly implemented</li><li>Maintain updated tenant ledgers and recovery records</li><li>Escalate chronic defaulters to management with proper documentation</li></ul>5: Taxation, Controls &amp; Compliance (Pakistan)<ul><li>Ensure compliance with FBR requirements including Sales Tax, Income Tax, and Withholding Tax</li><li>Oversee timely filing of monthly, quarterly, and annual tax returns</li><li>Ensure proper deduction and deposit of withholding taxes</li><li>Develop and implement financial SOPs, approval matrices, and internal controls</li></ul>6: Team Management &amp; Reporting<ul><li>Lead and manage accounts and recovery teams</li><li>Set monthly recovery targets and KPIs</li><li>Review team performance and provide guidance and training</li><li>Prepare MIS reports and dashboards for senior management</li></ul>SECTION-4: COMMUNICATION &amp; WORKING RELATIONSHIPS<ul><li>Internal Relations: Works closely with CEO/CFO, Mall Operations, Leasing &amp; Marketing, Legal, HR, Procurement, and IT teams for financial reporting, budgeting, billing, recovery, compliance, and approvals.</li><li>External Relations: Coordinates with tenants, auditors, banks, tax authorities (FBR), legal advisors, and vendors for billing, recovery, audits, taxation, and financial transactions.</li></ul>SECTION-5: COMPETENCIES:<ul><li>Strong knowledge of accounting, financial reporting, budgeting, and cash flow management</li><li>Proven ability to manage rent, CAM, utility billing, and receivables recovery</li><li>Practical understanding of FBR regulations, including Income Tax, Sales Tax, and Withholding Tax</li><li>Good understanding of lease agreements and tenant financial obligations</li><li>Strong analytical and decision-making skills with a problem-solving approach</li><li>Effective leadership, team management, and performance monitoring skills</li><li>Clear communication and coordination skills with internal teams and external stakeholders</li><li>High level of integrity, control awareness, and compliance with company policies.</li></ul>Job Type: Full-timePay: Rs175,000.00 - Rs270,000.00 per monthAbility to commute/relocate:<ul><li>Rawalpindi Gpo: Reliably commute or planning to relocate before starting work (Preferred)</li></ul>Application Question(s):<ul><li>Do you have relevant experience for this position?
