The Leasing Consultant position is the primary point of contact for residents and prospective residents. Providing outstanding customer service and demonstrating sales excellence are essential. The Leasing Consultant will guide prospects in choosing new and exciting homes. This position will support residents throughout the lifecycle of their residency.
 
Reports to: Senior Community/Community Manager has primary authority and works with the Leasing Consultant to determine the exact "day-to-day" duties. Decisions will take into account the Leasing Consultants skills, experience, career goals, and how the individual best fits the working requirements of the community.
 
Essential Functions/Responsibilities
 Sales and Marketing
 <ul>
<li>Warmly greet prospective residents and create a personal connection while determining needs and preferences</li>
<li>Professionally present the community and homes along with specific features and benefits</li>
<li>Correctly complete all lease applications, assist with application verification, and notify prospective resident of results in a timely manner</li>
<li>Manage and convert prospect leads into leases to achieve leasing goals. Follow up with all leads and prospects that did not lease</li>
<li>Call or visit competitive properties to update market survey on a monthly basis. Stay informed and aware of rents, specials and events promoted by competitors</li>
<li>Answer telephone calls and return voicemail (prospect calls, resident issues, service requests, etc.)</li>
<li>Enter accurate and timely data into appropriate information systems and prepare leasing reports for the Manager as requested. Manage Entrata tasks and leads daily</li>
<li>Ensure the office, clubroom, home models, and “market ready” homes are in impeccable condition</li>
<li>Share promotional ideas and events for marketing timeline</li>
<li>Assist in Social Media advertising as directed by the Manager</li>
<li>Assist in the preparation of move-ins such as walking home, preparing move-in gift, preparing move-in package (including keys, passes, etc.) as directed by the Manager</li>
<li>Familiar with the surrounding neighborhood and ready to confidently share information with prospects and residents</li>
<li>Address and complete all other duties as assigned</li>
</ul>
Customer Service
 <ul>
<li>Understand and support the customer experience vision for Mill Creek Residential</li>
<li>Communicate service guarantees and customer service standards to prospective and current residents</li>
<li>Take ownership to personally address and resolve customer concerns in a timely professional manner</li>
<li>Support new residents during move-in process. Assist with lease renewals, move-outs and resident transfers</li>
<li>Contribute ideas for improving resident satisfaction to the Community Manager</li>
<li>Participate in monthly property renewal program with informative letters, friendly telephone calls, and/or other means of encouraging communication as needed to increase resident retention</li>
<li>Accept service requests from residents and route to service department for prompt processing. Follow up to ensure the request has been completed and resident is satisfied</li>
<li>Physically inspect property when on the grounds, pick up litter, and report any service needs to the maintenance staff and Manager</li>
<li>Address and complete all other duties as assigned</li>

</ul>
Operational Standards
 <ul>
<li>Complete all new lease and renewal paperwork, including related addendums</li>
<li>Attend any training classes/meetings as required or recommended by management</li>
<li>Update daily activity report, notices to vacate, leases, cancellations, transfers, renewals, etc., and provide information to the Community Manager</li>
<li>Enter accurate and timely data into appropriate information systems. Manage Entrata tasks and leads daily</li>
<li>Post Craigslist ads daily to generate traffic</li>
<li>Strive for a 25% conversion ratio of tours to new leases through effective selling and follow through skills</li>
<li>Know and adhere to all policies and procedures contained in the manuals issued by Mill Creek Residential or as otherwise communicated (verbally or in writing) to associates</li>
<li>Ensure compliance with all Federal, State and local laws. Consistently abide by Fair Housing regulations</li>
<li>Address and complete all other duties as assigned</li>
</ul>
Education and/or Experience
 
<ul>
<li>High School diploma or equivalent (GED) preferred</li>
<li>Commitment to, and passionate for, providing outstanding customer service</li>
<li>Strong communication skills (written and verbal)</li>
<li>Multi Family, single family rentals, built to rent, or related property management experience, retails sales or hospitality experience</li>
</ul>
Skills/Specialized Knowledge
 
<ul>
<li>Clearly communicate, speak, read, and write in English as demonstrated by clear and concise written and verbal communication</li>
<li>Ability to take ownership of resident issues and/or concerns and come to a resolution</li>
<li>In depth knowledge of community, inventory, pricing and availability as well as neighborhood and local community</li>
<li>Continuous research of area competitors such as pricing, amenities, features etc.</li>
<li>Computer skills including Microsoft Word, Excel, Entrata, Yardi and Revenue Management Software</li>
<li>Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division</li>
<li>Operate general office equipment, such as, but not limited to, personal computer, tablet, telephone and successfully program fobs and other electronic devices</li>
<li>Capable of travelling between two or more communities, if necessary</li>
<li>Report to work on time, work assigned schedules (including weekends) and accurately document/verify time worked</li>

The Community Manager drives financial performance, operational and leasing excellence, and delivers outstanding customer service at one or more communities. Provides leadership and management for the community operations and maintenance teams. This position is responsible for setting performance standards and coaching, developing, and empowering associates towards achievement of desired business outcome.
 Essential Functions/Responsibilities
 Financial Performance
 <ul>
<li>Manage financial aspects of operations for the assigned community (or communities) that contribute to the business goals.</li>
<li>Develop, implement, and monitor programs to maximize revenue, maintain expense control, and increase value</li>
<li>Oversee pricing and occupancy strategies</li>
<li>Assist in preparation of community budget</li>
<li>Provide thorough and strategic monthly reforecast, monthly operating report, and executive summary of operations</li>
<li>Review and approve, or submit for approval, all contracts within the limits defined by MCR budget authority levels</li>
<li>Anticipate and communicate significant departures from the budget immediately and in accordance with the company policy and standards</li>
<li>Partner with community Service Manager to review and recommend capital improvements and capital programs for expense reduction</li>
<li>Address and complete all other duties as assigned</li>
</ul>
Sales and Marketing
 <ul>
<li>Oversee sales, lease renewals, move-in and move-out process</li>
<li>Oversee administration and completion of the resident renewal program, move-in and move out process</li>
<li>Maintain accurate and in-depth knowledge of community inventory, pricing and availability as well as general knowledge of competitors</li>
<li>Foster a thorough understanding of the community’s competitive environment in a submarket and adjust operating strategy accordingly</li>
<li>Participate in Revenue Management calls when applicable</li>
<li>Address and complete all other duties as assigned</li>
</ul>
Operating Standards
 <ul>
<li>Ensure community (communities) maintain brand standards including property presentation, marketing, office and model appearance and associate appearance. Inspect what you expect.</li>
<li>Review and analyze operations reports to track community performance and understand the impact of local economic conditions on community operations</li>
<li>Ensure community is compliant with all applicable MCR and Partner (where applicable) procedures and all federal, state and local laws, specifically Fair Housing regulations at the community level</li>
<li>Partnering with Service Manager, recommend capital improvements for community</li>
<li>Manage contracts with 3rd party service providers</li>
<li>Address and complete all other duties as assigned</li>
</ul>
Associate Management and Development
 <ul>
<li>Responsible for recruiting, hiring, associate scheduling, work assignments, training and performance evaluations</li>
<li>Empower, engage and develop associates to achieve great performance and desired business outcomes.</li>
<li>Establish goals and accountability for team. Provide feedback, coaching and support to drive achievement of established goals, reward success: hold one on one meetings with staff members</li>
<li>Manage performance of subordinates. Conduct performance appraisals; provide development support (i.e. coaching, counseling and training); make decisions regarding hiring or termination of community associates</li>
<li>Support associate development. Provide targeted training and growth opportunities</li>
<li>Champion and enforce the Mill Creek Brand Promise, Service Standards and Manifesto</li>
<li>Address and complete all other duties as assigned</li>
</ul>
Education and/or Experience
 <ul>
<li>High School diploma or equivalent (GED), Bachelor’s degree or related experience preferred</li>
<li>3-5 years of multi-family or related property management experience or equivalent experience</li>
<li>2 years supervisory experience</li>
<li>Commitment to, and passion for, providing outstanding customer service</li>
<li>Strong communication skills (written and verbal)</li>
