The Leasing Consultant position is the primary point of contact for residents and prospective residents. Providing outstanding customer service and demonstrating sales excellence are essential. The Leasing Consultant will guide prospects in choosing new and exciting homes. This position will support residents throughout the lifecycle of their residency. Reports to: Senior Community/Community Manager has primary authority and works with the Leasing Consultant to determine the exact "day-to-day" duties. Decisions will take into account the Leasing Consultants skills, experience, career goals, and how the individual best fits the working requirements of the community. Essential Functions/Responsibilities Sales and Marketing <ul><li>Warmly greet prospective residents and create a personal connection while determining needs and preferences</li><li>Professionally present the community and homes along with specific features and benefits</li><li>Correctly complete all lease applications, assist with application verification, and notify prospective resident of results in a timely manner</li><li>Manage and convert prospect leads into leases to achieve leasing goals. Follow up with all leads and prospects that did not lease</li><li>Call or visit competitive properties to update market survey on a monthly basis. Stay informed and aware of rents, specials and events promoted by competitors</li><li>Answer telephone calls and return voicemail (prospect calls, resident issues, service requests, etc.)</li><li>Enter accurate and timely data into appropriate information systems and prepare leasing reports for the Manager as requested. Manage Entrata tasks and leads daily</li><li>Ensure the office, clubroom, home models, and “market ready” homes are in impeccable condition</li><li>Share promotional ideas and events for marketing timeline</li><li>Assist in Social Media advertising as directed by the Manager</li><li>Assist in the preparation of move-ins such as walking home, preparing move-in gift, preparing move-in package (including keys, passes, etc.) as directed by the Manager</li><li>Familiar with the surrounding neighborhood and ready to confidently share information with prospects and residents</li><li>Address and complete all other duties as assigned</li></ul>Customer Service <ul><li>Understand and support the customer experience vision for Mill Creek Residential</li><li>Communicate service guarantees and customer service standards to prospective and current residents</li><li>Take ownership to personally address and resolve customer concerns in a timely professional manner</li><li>Support new residents during move-in process. Assist with lease renewals, move-outs and resident transfers</li><li>Contribute ideas for improving resident satisfaction to the Community Manager</li><li>Participate in monthly property renewal program with informative letters, friendly telephone calls, and/or other means of encouraging communication as needed to increase resident retention</li><li>Accept service requests from residents and route to service department for prompt processing. Follow up to ensure the request has been completed and resident is satisfied</li><li>Physically inspect property when on the grounds, pick up litter, and report any service needs to the maintenance staff and Manager</li><li>Address and complete all other duties as assigned</li><li>Embody the Mill Creek mission, values and brand promise in all that he or she does</li></ul>Operational Standards <ul><li>Complete all new lease and renewal paperwork, including related addendums</li><li>Attend any training classes/meetings as required or recommended by management</li><li>Update daily activity report, notices to vacate, leases, cancellations, transfers, renewals, etc., and provide information to the Community Manager</li><li>Enter accurate and timely data into appropriate information systems. Manage Entrata tasks and leads daily</li><li>Post Craigslist ads daily to generate traffic</li><li>Strive for a 25% conversion ratio of tours to new leases through effective selling and follow through skills</li><li>Know and adhere to all policies and procedures contained in the manuals issued by Mill Creek Residential or as otherwise communicated (verbally or in writing) to associates</li><li>Ensure compliance with all Federal, State and local laws. This position determines sales goals to meet the needs of the community, then develops and implements appropriate, innovative sales strategies and practices to reach and exceed the objectives. The Leasing Manager motivates and coaches Leasing Consultants and monitors individual and team performance in order to achieve the community goals and increase value. Reports to: (General) Community Manager has primary authority and works with the Leasing Consultants and Senior Leasing Consultants and Leasing Manager to determine the exact "day-to-day" duties. Decisions will take into account the Senior/Leasing Consultants/Leasing Manager skills, experience, career goals, and how the individual best fits the working requirements of the community. The Senior/Leasing Consultant/Manager may assist with scheduling and providing work assignments. This leader will consistently improve the sales process through guiding, coaching, and training Leasing Consultants. Essential Functions/Responsibilities Customer Service <ul><li>Understand, support, and embody the customer experience vision and brand promise for Mill Creek Residential</li><li>Communicate service guarantees and customer service standards to prospective and current residents</li><li>Take ownership to personally address and resolve customer concerns in a timely professional manner</li><li>Support new residents during move-in process. Assist with lease renewals, move-outs and resident transfers</li><li>Provide coaching to Leasing Consultants in the areas of sales, lead management (Entrata), and additional leasing topics to achieve personal and community goals</li><li>Participate in monthly property renewal program with informative letters, friendly telephone calls, and/or other means of encouraging communication as needed to increase resident retention</li><li>Ensure merchandizing plans for the community are consistent with brand standards (tour path, models, leasing center, etc.)</li><li>Accept service requests from residents and route to service department for prompt processing. Follow up to ensure the request has been completed and resident is satisfied</li><li>Address and complete all other duties as assigned</li></ul>Sales and Marketing <ul><li>Understand the community’s budgeted occupancy, rents and leasing needs then set appropriate weekly and monthly leasing goals for the team</li><li>Provide pricing recommendations to the Manager. Assist in the completion of market survey report to be used by the management team to assess the competiveness of the community</li><li>Track, monitor and report progress of individual and overall team performance</li><li>Proactively manage the sales process by converting prospects leads into leases</li><li>Model effective leasing and sales behavior. Professionally present and educate residents and prospective residents on layout, amenities, design and features of the community and brand as well as the surrounding neighborhood</li><li>Conduct prospect tours and lease apartments as needed</li><li>Call and/or visit competitive properties to update market survey as needed. Stay informed and aware of rents, specials and events promoted by competitors</li><li>Assist with move-ins, lease renewals and move-outs. Ensure all lease information is accurately and timely recorded according to policy</li><li>Monitor and analyze various operations reports and market surveys to assess the effectiveness of the marketing plan. Communicate the results of the analysis to the supervisor</li><li>Manage Entrata tasks and leads daily</li><li>Manage all social media, ILS’s, daily postings on Craigslist by updating the information and checking for accuracy</li><li>Ensure the office, clubroom, apartment models, and “market ready” units are in impeccable condition</li><li>Address and complete all other duties as assigned</li></ul>Operational Standards <ul><li>Participate in Revenue Management calls when applicable</li><li>Review and approve property staff new lease paperwork as directed by Manager</li><li>Provide feedback, coaching and support of the leasing team to drive achievement of the established goals and hold meetings with leasing team.</li><li>Support and enforce the Mill Creek Brand Promise, Service Standards, and Manifesto</li><li>Know and adhere to all policies and procedures contained in the manuals issued by Mill Creek Residential or as otherwise communicated (verbally or in writing) to associates</li><li>Ensure compliance with all Federal, State and local laws.
