Essential Functions<ul><li>
Provide individualized housing stabilization services to help residents maintain successful tenancies and prevent eviction.</li><li>
Develop and implement Housing Retention Plans, Behavioral Agreements, housekeeping plans, and rent repayment plans.</li><li>
Conduct monthly home visits to assess housing conditions, reinforce lease compliance, and identify tenancy risks.</li><li>
Coach residents on independent living skills, including budgeting, housekeeping, lease responsibilities, conflict resolution, and tenant rights.</li><li>
Utilize trauma-informed care, Housing First, motivational interviewing, and harm reduction approaches to engage residents and promote positive outcomes.</li><li>

Maintain timely and accurate documentation, including case notes, home visit records, and housing stabilization plans.</li><li>

Collaborate with Case Managers, Clinical staff, Property Management, and community partners to coordinate resident services.</li><li>
Participate in team meetings, case conferences, required trainings, and continuous quality improvement initiatives.</li></ul>
Qualifications
Education<ul><li>
High school diploma or GED with two (2) years of related experience; or</li><li>
Associate's or Bachelor's degree in Human Services, Social Work, Psychology, Sociology, or a related field.</li></ul>
Experience<ul><li>
Two (2) years of experience working with individuals experiencing homelessness, mental illness, substance use disorders, or other barriers to housing.</li><li>
Experience in Permanent Supportive Housing (PSH), Housing First, Rapid Re-Housing, or supportive housing programs preferred.</li><li>

</h2>According to prescribed policies and procedures, under the general supervision of the Senior Property Manager, Property Manager, and/or Maintenance Supervisor, assumes responsibility for general building maintenance including preventative maintenance, minor repairs, and completion of work orders. Supervises and assists outside service personnel and vendors as needed. Completes most major repairs. Reports unresolved major repairs and maintenance needs to supervisor.<h2 class="jobSectionHeader">
ESSENTIAL FUNCTIONS</h2>
Assumes responsibility for the effective performance of assigned facility maintenance functions.
a. Conducts general maintenance of resident units and common areas including carpentry, painting and other general repairs.
b. Prepares vacant units for move-in, including, but not limited to, painting, cleaning and carpet cleaning.
c. Diagnose and repair the large majority of problems in the areas of HVAC, electrical, plumbing, carpentry, dry wall, exterior structural and appliance. Obtain bids for manager approval for a third party contractor when necessary.
d. Performs and arranges scheduled preventative maintenance and cleaning. Completes inspections and tests, and maintains logs and records reflecting results.
e. Performs maintenance on all security systems, fire alarms, and door locks.
f. Adheres to schedule and takes assigned on call duties as directed.
g. Provides assistance and direction on outside service and repair work.
h. Performs landscaping duties (lawn mowing, hedge trimming, bed maintenance) as needed.
i. Maintains grounds, parking lots, and driveways, including keeping walkways and parking lots free of snow and ice.

Our Maintenance Technicians play a vital role in maintaining high-quality apartment homes. Technicians handle minor plumbing, electrical, painting, drywall repairs, landscaping, and assist with snow removal. Work Type: Full-time 30 hours a week
Pay: $22.00-$23.64 per hour based on experience and certifications

We are seeking Maintenance Technicians who will share in our vision to advance better living and care for seniors!
On-Call Requirement: 
This position requires availability for on-call duties 24/7, including evenings, weekends, and holidays, to respond to maintenance emergencies as needed. - $60/month mobile phone allowance
Key Responsibilities<ul><li>
Perform routine and preventive maintenance on HVAC, plumbing, electrical, and building systems.</li><li>
Diagnose and repair maintenance issues in a timely manner.</li><li>
Maintain interior and exterior common areas, ensuring safety and cleanliness.</li><li>
Complete minor carpentry, painting, appliance, and general repairs.</li><li>
Supervise and mentor junior maintenance staff, when applicable.</li><li>
Manage inventory and submit maintenance records and reports.</li><li>
Comply with all safety regulations and building codes.</li></ul>
Qualifications<ul><li>
High school diploma or equivalent required; technical/vocational training preferred</li><li>
1-2 years of residential or apartment maintenance experience required</li><li>
Skilled in HVAC, plumbing, electrical, carpentry, and general repairs</li><li>
Excellent troubleshooting and communication skills</li><li>
Relevant certifications (HVAC, OSHA, etc.) a plus</li><li>
Valid driver's license required</li></ul>
