Job Description 
The Senior Financial Analyst conducts financial modeling and investment analysis in support of Public Storage&rsquo;s multi-billion dollar capital investment program. The position reports to the Manager of Real Estate Financial Analysis and works closely with the heads of Acquisitions, Development, Lending, and Third-Party Management to identify, underwrite, and prepare approvals for acquisitions, development, lending, and third-party management opportunities. The position handles the more complex underwritings from the business development teams and is expected to have a strong underwriting acumen. Successful candidates will have demonstrated proficiency in building and editing pro forma models and using data-driven analytical tools for commercial real estate or investment management. 
KEY RESPONSIBILITIES<ul><li>
Lead and own underwriting of potential acquisitions, developments, loans, third-party management agreements, and other investments through data-driven analytical methods</li><li>
Build ad-hoc return analysis of various enterprise initiatives and projects for executives and other senior leaders</li><li>
Conduct scenario, sensitivity, and break-even analyses to asses risk and return profiles for different projects</li><li>
Own the process improvement process for underwriting and communication with other teams within the organization</li><li>
Conduct market and competition analysis to formulate views on rental rates, occupancy trends, supply growth, and other factors that impact underwriting assumptions</li><li>
Collaborate with the acquisition, development, loan, and third-party management teams on investment timing and deadlines</li><li>
Prepare investment committee memorandums for internal review and executive decision-making</li><li>
Partner with data analytics team to constantly improve pro forma models and other analytical tools</li><li>
Assist in training Financial Analysts on the team</li><li>
Own and support the more critical senior management requests from different leaders in the organization</li><li>
Provide property, portfolio, and pipeline-level reporting and attribution analysis to aid senior management with capital allocation decisions</li><li>
Conduct market tours with leadership teams for potential deals. (Domestic travel up to 10%)</li></ul> 

Qualifications 
<ul><li>
Bachelor's degree in Finance, Accounting, Economics, or a related field</li><li>
3 - 5 years of related experience in finance, accounting, and real estate</li><li>
Advanced knowledge of Excel (xlookups, nested if statements, pivot tables, financial formulas, etc.)</li><li>
Real Estate industry experience is a plus</li><li>
Outstanding organizational skills and great attention to detail</li><li>
Exceptional presentation and analytical skills</li><li>
Excellent written and verbal communication skills</li><li>
Strong initiative and ability to manage multiple projects</li></ul>

Position Summary: 
We are looking for a highly motivated Senior Financial Analyst to join our Finance team. This role will play a critical part in underwriting and evaluating strategic capital projects, particularly related to solar energy and centralized facility initiatives. The ideal candidate will bring strong financial modeling capabilities, attention to detail, and a collaborative mindset.
Key Responsibilities:<ul><li>
Support the Facilities and Asset Management group with financial modeling and analysis for new Solar and Central Facilities initiatives.</li><li>
Maintain and populate key assumptions in financial models; calculate ROI, NPV, and IRR to evaluate project viability.</li><li>
Partner with the Facilities team to build business cases and prepare budget approval materials for presentation to the Chief Operating Officer.</li><li>
Perform post-mortem financial analysis on completed and ongoing projects to evaluate effectiveness and identify lessons learned.</li><li>
Identify and implement improvements to streamline, enhance, and potentially automate underwriting models.</li><li>
Manage routing and tracking of project approval packages for executive signatures.</li><li>
Collaborate with Data Science and Facilities teams to maintain and develop Tableau dashboards that visualize KPIs and provide performance insights.</li><li>
Conduct ad-hoc financial analysis to support Facilities and executive leadership decision-making.</li></ul> 

Qualifications 
<ul><li>
Bachelor&rsquo;s degree in Finance, Business, Economics, or a related field.</li><li>
3&ndash;5 years of experience in finance, business analysis, investment banking, or a related discipline.</li><li>
Strong financial modeling and analytical skills with the ability to work independently and collaboratively.</li><li>
Proficiency with SAP, Tableau, Excel, and PowerPoint.</li><li>
Excellent communication and presentation skills, with the ability to distill complex information for senior stakeholders.</li><li>
Strong organizational skills and attention to detail.</li></ul>
Preferred:<ul><li>
Experience working in a corporate finance or real estate environment.</li><li>
Familiarity with sustainability or capital project analysis.</li></ul>

Job Description 
Public Storage is seeking a Senior Financial Analyst to support our Facilities and Asset Management organization. This role will be a key partner in driving expense and capital financial planning and analysis, supporting forecasting, close activities, and executive reporting. The ideal candidate is analytically strong, collaborative, and comfortable working cross-functionally in a fast-paced, data-driven environment.
This position plays a critical role in ensuring accurate financial reporting, improving forecast accuracy, and delivering clear insights to senior leadership. 
Key Responsibilities<ul><li>
Lead expense and capital FP&amp;A responsibilities, including monthly and quarterly close, quarterly forecasts, and the annual operating plan</li><li>
Prepare and communicate variance analysis, management reporting, and required corporate deliverables</li><li>
Partner closely with the Data Analytics team to maintain existing reports and develop new tools that enhance forecast accuracy and provide senior leadership with actionable guidance.</li></ul><ul><li>
Collaborate with Accounting to ensure costs are recorded accurately and propose journal entries as needed</li><li>
Support ad-hoc financial analysis and special projects as business needs arise</li></ul> 
Qualifications 
<ul><li>
Bachelor&rsquo;s degree in Business, Finance, Investment Banking, or a related field</li><li>
3&ndash;5 years of relevant financial analysis or FP&amp;A experience</li><li>
Proven experience building strong cross-functional relationships at all organizational levels</li><li>
Experience with Tableau, Power BI, or similar data visualization tools</li><li>
Experience working with SAP, Oracle, or similar ERP systems</li><li>
Strong working knowledge of Microsoft Excel and PowerPoint</li><li>
Basic understanding of SQL or similar querying languages (preferred, not required)</li></ul>
