Business Development Executive - Real Estate Development

Rgheeb is recruiting on behalf of a client operating in the real estate development sector.
 The role is designed for a hands-on executive who will lead the company’s financial and investment activities during an early growth and establishment phase.
 The Executive Director – Finance & Investments will be responsible for structuring the financial foundation of the business, managing investments, returns, capital, and cash flows, and supporting strategic decision-making related to project selection and growth. The role requires strong ownership, practical execution, and comfort working in a lean, fast-moving environment.
 
Responsibilities: 
<ul>
<li>Lead the company’s finance and investment function with full executive ownership.</li>
<li>Evaluate investment opportunities and support the selection of financially viable projects.</li>
<li>Build and manage investment models (IRR, NPV, ROI) for development projects.</li>
<li>Manage cash flow, capital allocation, and project-based financial planning.</li>
<li>Price projects and ensure healthy margins and expected returns.</li>
<li>Prepare, review, and analyze financial statements (P&L, Balance Sheet, Cash Flow).</li>
<li>Develop budgets, monitor variances, and control costs.</li>
<li>Manage relationships with investors and prepare clear financial and performance reports.</li>
<li>Coordinate with banks and financing partners regarding facilities and funding structures.</li>
<li>Establish appropriate financial governance and risk management frameworks.</li>
<li>Support executive-level decision-making by linking financial insights with operational execution.</li>

Requirements: 
<ul>
<li>12–15 years of experience in finance, investments, or capital-intensive, project-based businesses.</li>
<li>Proven experience working within the Saudi market.</li>
<li>Strong hands-on experience in:</li>
<li>Financial modeling and investment analysis</li>
<li>Cash flow and capital management</li>
<li>Feasibility studies and project evaluation</li>
<li>Experience in real estate development or real estate investment is highly preferred.</li>
<li>Bachelor’s degree in Finance, Accounting, or Business Administration.</li>
<li>MBA or Master’s degree in Finance / Investment is a plus.</li>
<li>Professional certifications are an advantage (CFA, CPA/SOCPA, CMA).</li>
<li>Strong executive judgment and decision-making skills.</li>
<li>Hands-on mindset with the ability to operate in a small, growing organization.</li>
