What is the opportunity? 
This position will be on-site 5 days per week. 
The Associate Sales Consultant is working in a training capacity to become a Sales Consultant. Responsible for assisting to achieve all community sales goals. This includes but is not limited to the following: generating traffic numbers, agreement of sales, customer satisfaction and serving as a point of contact to deliver a luxury customer experience from a customer&rsquo;s first visit through move-in. 
What are the primary responsibilities?<ul><li>
Generate Traffic<ul><li>
Assist in maintaining online presence with updated information for assigned community such as Tollbrothers.com, MLS, etc.</li><li>

Partner with the design studio team to meet business objectives and enhance the customer experience</li><li>
Assist in facilitating mortgage process with TBI Mortgage, which can include:
<ul><li>On the front end, ensuring buyer makes application with TBIM and receives commitment letter.
</li><li>On the back end, working with customer&rsquo;s lender to ensure loan is on track to settle, providing documentation, creating and providing comps to lenders appraiser</li></ul></li><li>

What is the opportunity? 
The Design Studio Manager is responsible for the management of the Design Studio and leadership of the
 
Design Studio Team, ensuring execution of Toll values and a luxury Design Studio experience. This role will
 
assist in the management of all aspects of operations, including product and option development,
 
negotiation and pricing, contract documentation and administration, and integration into existing
 
operations. The Design Studio Manager will work closely with all Design Studio staff members, the
 
Production and Quality Team, the Community Design and Start-Up Team, and the Sales and Customer
 
Experience Team to allow for the efficient administration of the color selection and option process, while
 
also building customer relations. This position may be tasked with handling administrative responsibilities
 
in the absence of Design Studio Consultants and support staff. 
What are the primary responsibilities?<ul><li>

Attend model home merchandising presentations. Assist with providing guidelines on Available Personal Choices, and ensuring specification of &ldquo;non-aesthetic options&rdquo; with Production &amp; Quality Team and Merchandisers</li><li>

Ensure accuracy and completeness of Design Studio Product ID forms or notifications to field. Verify Model Home Product ID forms as needed</li><li>

Review new floorplans and communities with management prior to finalization for impact/interaction with Included Features and Available Personal Choices for the option catalog. Discuss nuances and details that will impact Design Studio selections</li><li>
Maintain/update Personal Choices catalogue and Black-Market books for each community</li><li>
Assist with NSE Flyers or other incentive programs to increase sales</li><li>
Work with company management on cross-functional procedures and program</li><li>
Continually evaluate Design Studio Procedures Manual and all documents and software used within the Studio

Make internal Studio changes as necessary. Coordinate those changes within the rest of

Oversee buyer challenges and conflict resolution and convey difficulties to management</li><li>

Setup and improve cross-training program efforts for Design Studio and other departments within the company</li><li>
Train new Design Consultants (enforcement and/or development of both product knowledge and sales/personal skills required to have successful Design Consultant(s) and ongoing training for Design Consultants</li><li>

Design Studio Reporting/Analysis (in the absence of support staff)

What is the opportunity?
The Design Studio Consultant position is responsible for guiding the buyer through the selection of Included Features and Available Personal Choices (options/upgrades), thoroughly and on-time, while adhering to company policies and procedures and representing the company by keeping in line with the builder&rsquo;s code of ethics, values, and mission statement. This position will Interact with other departments as needed (i.e. Purchasing, Marketing, Accounting, Conveyancing, Construction, Customer Care, etc.) and will be tasked with completing required paperwork accurately and timely. Proficiency with department specific technology is necessary. 
What are the primary responsibilities?<ul><li>
Assist Prospective Buyers/Home Buyers with Tours/Options Selections
