<div>Maintenance &amp; Repairs
<ul><li>Perform general repairs in occupied and vacant apartments including light plumbing, electrical, HVAC, carpentry, painting, and appliance troubleshooting.
</li><li>Inspect and maintain common areas (hallways, lobbies, laundry rooms, garages, mechanical rooms, etc.).
</li><li>Handle emergency maintenance requests promptly and professionally.
</li><li>Conduct routine inspections of mechanical and safety systems (boilers, fire alarms, lighting, door locks, etc.).
</li><li>Assist with snow removal, landscaping upkeep, and waste management as needed.
</li></ul>Unit Turnovers &amp; Renovations
<ul><li>Prepare apartments for new tenants, including patching, painting, deep cleaning, and minor fixture replacement.
</li><li>Support larger renovation projects by coordinating vendors or assisting with demolition, installations, and finish work.
</li><li>Maintain inventory of tools, materials, and replacement parts.
</li></ul>Preventative Maintenance
<ul><li>Develop and follow a regular maintenance schedule for key systems and building components.
</li><li>Identify and report recurring issues to management to prevent costly repairs.
</li></ul>Resident Service &amp; Communication
<ul><li>Respond courteously to resident maintenance requests and ensure timely resolution.
</li><li>Maintain a professional, helpful presence on the property, upholding community standards.
</li><li>Communicate supply needs, safety concerns, or project updates to management.
</li></ul>Property Oversight
<ul><li>Monitor property grounds for safety hazards, cleanliness, and security issues.
</li><li>Ensure compliance with local housing codes and building regulations.
</li><li>Act as an after-hours contact for emergency maintenance situations.
</li></ul>Qualifications:
<ul><li>3+ years of residential or commercial maintenance experience preferred.
</li><li>Proficiency in basic plumbing, electrical, HVAC, and other common residential building utilities required.
</li><li>Ability to lift up to 50 lbs, climb ladders, and perform manual labor.
</li><li>Strong troubleshooting and problem-solving skills.
</li><li>Excellent communication and customer service abilities.
</li><li>Valid driver&rsquo;s license required.
</li><li>Must live on-site and be available for after-hours emergencies.
</li><li>Must have hand tools to preform duties above.</li>
</ul>
Compensation &amp; Benefits
<ul><li>$32-$35/hr</li>
<li>40 hours, 9am-5pm, 5 days/week including weekends</li>
