As part of our exciting growth, we are currently searching for a Land Enablement Manager.
Aligned is seeking an experienced, organized, and proactive Manager, Land Enablement to join the Platform Development team. This role will sit within the Land Enablement team, focused on managing and executing on-site and off-site site improvements and infrastructure to prepare sites for future development and ultimately reduce data center delivery timelines. A strong Manager candidate will have a background in project management of large-scale land development and construction projects, or associated function. This candidate should be detail-oriented, have a track record of developing and leading new processes across cross-functional teams, have a keen ability to think both strategically and analytically, and have experience navigating the challenges that accompany execution of large-scale development projects. In addition, this candidate should have an ability to communicate effectively, form partnerships (internal and external), and influence stakeholders to action.
DUTIES AND RESPONSIBILITIES:<ul><li>
Support the implementation of the newly adopted &ldquo;Land Enablement&rdquo; strategic approach to prepare a portfolio of sites for potential future development.</li><li>
Support day to day program activities and initiatives.</li><li>
Use technical expertise to make site specific scope recommendations related to site preparation and offsite enablement to strategically position the site for more efficient future development.</li><li>
Conduct technical review of construction plans with understanding of design within the data center environment.</li><li>
Be a key stakeholder in the entitlements process (e.g., zoning, land use permitting, agreement modifications) to support prepositioned development of data center sites</li><li>
Monitor and track ongoing site improvements, on-site and off-site, including permit compliance, agreement management, design and construction schedules and budgets.</li><li>
Monitor and track site risks and opportunities by compiling and/or analyzing site information, including permitting and land use requirements, legal, physical risk, and financial implications.</li><li>
Work with key project team members to ensure alignment among all internal stakeholders and to find creative ways to overcome obstacles in the site improvement process.</li><li>
Ownership and communication of design status, cost modeling, risk assessment and follow through during land enablement, as defined, across our acquisition portfolio.</li><li>
Ownership of all administrative duties associated with Aligned Land Enablement projects as required.</li><li>
Assist in the set up and management of project budgets according to the project controls procedures set forth by Senior Leadership.</li><li>
Contract negotiation with subcontractors.</li></ul>
STRONGLY DESIRED WORKING EXPERIENCE AND KNOWLEDGE OF:<ul><li>
Knowledge with Project Management Software (MS Projects, Prolog, Procore, BIM 360, Smartsheets or similar).</li><li>
Knowledge and experience working with AutoCAD a plus</li><li>
Experience in managing multiple projects and coordinating with internal staff and external consultants, vendors and other stakeholders</li><li>
Data Center development experience</li></ul>
MINIMUM QUALIFICATIONS:<ul><li>
Bachelor&rsquo;s degree in Construction Management, Civil Engineering, Land Planning, Real Estate or equivalent.</li><li>
Minimum 7 years of design, project management, construction management, civil engineering, or site/land development strongly preferred.</li><li>
Strong written and verbal communication skills.</li><li>
Ability to multi-task, with strong time management and organizational skills.</li><li>
Ability to maintain discretion and confidentiality always.</li><li>
Ability to understand and follow clear directions and meet specific deadlines with reporting, communication and project schedules.</li><li>
Team Player across the organization</li><li>
Ability to interpret construction drawings and specifications</li><li>
Willingness to travel domestically (up to 25% a month) as project needs require</li><li>
Knowledge of construction cost estimating methods and development of scopes of work.</li><li>
Ability to understand construction project scopes.</li><li>
Able to monitor and interpret design and schedule changes and forecast their impact on overall project</li></ul>

As part of our exciting growth, we are currently searching for a Customer Technical Program Manager.
This individual strategically manages customer engagement throughout the data center lifecycle with the goal of ensuring that our customers prefer to work with Aligned over anyone else. Working under supervision, this role requires strong communication skills and demonstrates advanced organizational and time management competencies. A successful Customer Technical Program Manager with Aligned will possess a hunger to drive efficiencies and innovation, the humility to understand we are all working together during the construction process and a heart to provide exceptional service to both internal and external customers and vendors.
KEY RESPONSIBILITIES:<ul><li>
Pre-Contract Support: Support customer pre-sales activities by coordinating contractual activities across company stakeholders.
Works closely with sales and solutions architect team to understand portfolio availability and markets their customer(s) is interested in.
Integrates and leads Platform Delivery (PD) teams in technical contract/lease reviews to ensure thoroughness and understanding of terms.
Align with other PD teams to ensure contractual dates and technical requirements are communicated properly.
Collaborate with design and execution SMEs to understand base building design and identify if modifications are needed to align with customer requirements.</li><li>
Lead Customer Engagement and Satisfaction: Serve as the primary technical liaison for customers, facilitating proactive communication between ADC internal teams (SA, PD, SD, Ops) and external teams (Design, Construction, Legal, etc.).</li><li>
Enhance Customer Experience: Drive continuous improvement initiatives to standardize processes across the Customer/ADC portfolio by:
Optimizing the understanding of Statements of Work (SOW) for both internal and external teams.
Tracking and implementing lessons learned to create repeatable and efficient workflows for future projects.
Serving as the primary POC for customer DC build teams.
Implementing feedback loops.</li><li>
Project Engagement: Integrates with functional teams to deliver technical projects from pre-construction to post-delivery and is accountable to the project staying within scope, on time, and within budget by working closely with CMs and DMs.
Assist execution teams by leading contract/change management reviews, notifications and conversations with the customer.
All customer lease decisions and communications flow through the cTPM.</li><li>
Risk Management: Identify potential project risks early and develop mitigation strategies to ensure successful outcomes throughout project lifecycle.</li><li>
Technical Expertise: Provide expertise in data center infrastructure to guide customers through the base build and fit-out phases, ensuring that the facility meets operational and technical requirements.</li><li>
Performance Monitoring: Measure and track KPIs to ensure that projects meet customer expectations, operational goals, and contractual obligations.
Implement lessons learned / customer feedback to track Customer/ADC alignment and ensure continuous improvement.
Integrate post-delivery assessments, surveys, and customer stakeholder &ldquo;check-ins&rdquo; with Customer Success Management.
Report project success and risks to internal and external teams.</li><li>
Market Insights: Stay updated on customer/industry trends and emerging technologies to inform customers and help shape strategic direction for the organization.</li></ul>
STRONGLY DESIRED WORKING EXPERIENCE AND KNOWLEDGE OF:<ul><li>
