KEY OBJECTIVE(S)
 
The main purpose of the Operations Maintenance Tech is: 
<ul>
<li>Responsible for performing responsive, accurate, and efficient work within our facility (major attractions areas and the common areas).</li>
</ul>
PRIMARY OBJECTIVES
 <ul>
<li>Preserving interior and exterior upkeep of painted areas of the campus</li>
<li>Performing commercial painting/wallcovering as scheduled.</li>
<li>Maintaining the esthetics of high traffic common areas. (Painting and wallcovering).</li>
<li>Restoring painted areas throughout the facility to new-like conditions.</li>
<li>Performing custom painting/wallcovering services as contracted by residents.</li>
<li>Performing drywall repairs as needed.</li>
</ul>
DESIRED QUALIFICATIONS
 <ul>
<li>Graduate of a trade or vocational school program in building maintenance or related field preferred.</li>
<li>3+ years’ experience in building maintenance position required.</li>
<li>Knowledge of ceramic tile repair and installation helpful.</li>
<li>Knowledge of building maintenance industry.</li>
<li>Ability to operate Arial lifts up to 35’.</li>
<li>Able to safely operate power and hand tools a must.</li>
<li>Must be at least 18 years of age.</li>
<li>Ability to work a variety of shifts, including days, nights, weekends, and holidays required.</li>
</ul>
PHYSICAL JOB REQUIREMENTS
 <ul>
<li>Perform repetitive motion - occasionally 25% of time</li>
<li>Stand and move - frequently 90% of time</li>
<li>Reach at chest level - occasionally 25% of time</li>
<li>Reach above or below shoulder level - occasionally 25% of time</li>
<li>Kneel and bend - occasionally 25% of time.</li>
<li>Stoop/Squat - occasionally 20% of time.</li>
<li>Lift/carry up to 10 lbs. - occasionally 25% of time.</li>
<li>Lift/carry 25 – 50 lbs. – occasionally - 25% of time</li>
<li>Lift/carry up to 75 pounds - infrequently 5 % of time</li>
<li>Push/pull - occasionally 45% of time</li>
<li>Able to work at heights between 10 to 35 ft. - infrequently 10% of time</li>
