Job Summary
 
We are seeking a Property Manager to oversee daily operations at Student Lodge and Mountain Brook Apartments in Gatlinburg, TN. This on-site role is responsible for ensuring both properties run smoothly, look their best, and provide an excellent living experience for residents. The ideal candidate is highly organized, service-focused, and skilled in both operational management and tenant relations. This position reports to the Director of Property Management.
Your Responsibilities
<ul><li>Oversee day-to-day operations for Student Lodge and Mountain Brook Apartments.
</li><li>Manage leasing activities, including marketing vacancies, screening applicants, and executing lease agreements.
</li><li>Respond promptly to resident inquiries and resolve concerns in a professional manner.
</li><li>Coordinate and supervise maintenance, landscaping, and repair work.
</li><li>Manage property budgets, track expenses, and prepare monthly financial reports.
</li><li>Negotiate and oversee vendor contracts and service agreements.
</li><li>Conduct regular property inspections to ensure compliance with company standards and local codes.
</li><li>Ensure timely rent collection and manage delinquencies according to policy.
</li></ul>What You Need
<ul><li>Property Management experience is a plus, preferably in multi-family, student housing and/or hospitality.
</li><li>Strong knowledge of leasing processes, property operations, and relevant regulations.
</li><li>Excellent communication, customer service, and conflict-resolution skills.
</li><li>Proficiency with Microsoft Office Suite and property management software.
</li><li>Strong organizational skills with the ability to handle multiple priorities.
</li><li>Valid driver&rsquo;s license and reliable transportation.
