We&rsquo;re a local group that cares about clean, safe housing, clear communication, and doing what we say we&rsquo;ll do.We&rsquo;re looking for a full-time Property Manager to become the operational backbone of our team.The RoleThis role is a traditional Property Manager role. You&rsquo;ll sit at the center of residents, owners, vendors, and our internal team, making sure nothing falls through the cracks.What makes this unique is:<ul><li>This is a hybrid role: enjoy spending time in your own home part time and in the field the other half</li><li>We own the properties we manage: no dealing with several other parties. We're a small team focused on winning.</li><li>Tighter knit: our portfolio consists of just over 60-units in mostly Cedar Rapids</li></ul>You&rsquo;ll help:<ul><li>Keep the office organized and running smoothly</li><li>Coordinate resident communications and leasing admin</li><li>Support maintenance coordination and follow-up</li><li>Maintain clean data and simple systems in our software</li></ul>What You&rsquo;ll DoResident &amp; Leasing Support<ul><li>Answer resident calls/emails and respond through the portal with clear, professional communication</li><li>Assist with leasing admin: applications, screening, lease prep, renewals, notices</li><li>Schedule showings (with our leasing agents) and track status</li></ul>Maintenance &amp; Vendor Coordination<ul><li>Enter and track maintenance requests in our system</li><li>Communicate with residents and vendors about scheduling and access</li><li>Confirm work completion and update tickets with notes/photos</li><li>Help keep vendor info, insurance, and W‑9s up to date</li></ul>Office &amp; Ops Admin<ul><li>Keep digital records, files, and templates organized and current</li><li>Support owners with simple reports, summaries, and document pulls</li><li>Help improve and document processes so we do things the same way every time</li><li>Handle light bookkeeping/admin tasks tied to property operations (no heavy accounting)</li></ul>What Success Looks Like<ul><li>Residents feel heard and know what&rsquo;s happening with their issues</li><li>Maintenance tickets move quickly and cleanly from opened &rarr; scheduled &rarr; completed</li><li>The office, files, and systems feel &ldquo;on top of it,&rdquo; not chaotic</li><li>The owners spend more time on strategy and less on chasing details because you&rsquo;ve got the day-to-day handled</li></ul>What We&rsquo;re Looking ForMust-Haves<ul><li>Local to Cedar Rapids / Corridor with reliable transportation</li><li>2+ years in property management, leasing, or similar real estate admin</li><li>Strong written and verbal communication; comfortable on phone, email, and text</li><li>Organized and detail‑oriented; you like closing loops and finishing threads</li><li>Tech-comfortable: you can learn property management software, portals, and basic spreadsheets</li><li>Reliable, accountable, and okay working in a small, fast-moving team</li></ul>Nice-to-Haves<ul><li>Experience with scattered-site or small multifamily portfolios</li><li>Familiarity with fair housing basics and leasing documentation</li><li>Prior experience coordinating maintenance or vendors</li></ul>What We Offer<ul><li>Full-time role with competitive pay</li><li>Hybrid work: mix of in-field and remote</li><li>Direct access to ownership and a say in how we improve operations</li><li>Chance to grow as we grow our portfolio</li></ul>How to ApplyIf this sounds like you, send your resume and a short note explaining why you&rsquo;re a fit for this role to Tomas@APMIowa.com, or apply directly through the form on this page.To learn more, go to: https://www.apmiowa.com/office-managerJob Type: Full-timePay: $20.00 - $26.00 per hourExpected hours: 30 &ndash; 40 per weekBenefits:<ul><li>Employee assistance program</li><li>Employee discount</li><li>Flexible schedule</li><li>Paid time off</li><li>Professional development assistance</li><li>Referral program</li></ul>Work Location: Hybrid remote in Cedar Rapids, IA 52410
