Job Responsibilities for Maintenance Technicians at AVE:</b></p>
<ul>
<li>Follow AVE standard operating processes and procedures</li>
<li>Perform various maintenance functions including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.</li>
<li>Complete suite make-readies utilizing AVE Maintenance Technician checklist in a timely fashion. This includes but not limited to painting, caulking, carpet shampooing carpet, furniture placement, cord coordination, etc.</li>
<li>Service Requests - complete residents service requests in within 24-hour period</li>
<li>Assist with the organization and cleanliness of maintenance shop, remove garbage daily</li>
<li>Inventory Control - communicate to Maintenance Manager when supplies are needed</li>
<li>Trash removal</li>
<li>Maintain, clean and organize garbage enclosures, dumpsters and/or garage compacter rooms, including deodorizing and power washing as needed or directed by Maintenance Manager</li>
<li>Maintenance Coverage after hours - Maintenance Technicians schedule/execute on call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours</li>
<li>Community Emergencies - Maintenance Technicians are responsible for emergencies that may arise outside of normal business hours. e. flood, fire, power loss, etc.</li>
<li>Snow Removal - responsible for ensuring community is always clear and accessible during snow falls</li>
</ul>
<p><b>Job Requirements for Maintenance Technicians at AVE:</b></p>
<ul>
<li>Minimum of two to three years of maintenance, construction, or related experience, i.e. plumbing, electric, carpentry, appliance repairs, etc.</li>
<li>HVAC certified is a plus (we will sponsor certification if not already certified)</li>
<li>Communicates all necessary maintenance related issues to the Maintenance Manager on a daily basis</li>
<li>Approaches daily responsibilities with a positive attitude</li>
<li>Maintains communication with all AVE Team members and management regarding the completion of daily services and any additional assistance required to carry out duties and responsibilities</li>
<li>Treat all guests with courtesy, respond to guests needs in a timely manner, document requests when needed and report to Maintenance Manager</li>
<li>Understands the importance of brand standards and has mindset to exceed expectation</li>
<li>Consistently maintains a professional, courteous attitude when dealing with coworkers at all times</li>
<li>Team player mentality</li>
<li>Lift up to 50 lbs., bending, stretching</li>
<li>Exposure to chemicals</li>
<li>Standing and walking for long periods of time</li>
<li>May push loaded carts on carpeted surface</li>
<li>Must have reliable source of transportation for required on-call rotation and community emergencies that may occur outside of normal business hours</li>
</ul>
<div><div>Must be available for the required full-time schedule of Tuesday through Saturday 8:30am to 5:00pm with on-call rotation</div>.</div>

<li>$24+/hour</li>

<p><i>Individual compensation decisions will vary as the hourly base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
